Why they keep coming back in Al Safa

Most Al Safa visits that end in a return are in buildings where the shared openings were never treated, rather than in the flat itself. The method is set out in full on our Cockroach control service.

The first reason

The shared pipework comes before the doors

In the older Al Safa buildings at the edges of the district the waste pipes run between units, and that is the route the cockroaches actually use. Treating one flat clears it for a fortnight and then it arrives from next door.

The second reason

Narrow kitchens, appliances against the wall

The older houses and villas here have tight kitchens with the fridge and oven pressed to the wall. The warmth behind them never stops, so a colony stays active through the winter when it would slow down in a newer district.

Daily waste movement close to residential buildings means a renewing outside source. Ground-floor units near the bins are reinfested again and again however well the inside is treated.

Older Al Safa villas have narrow kitchens with appliances pressed together, and that constant warmth behind them keeps a colony active through winter.

In the newer flats along Prince Majid Road the gap behind the fridge is narrow and warm, and it is where we find most of what we find.

Water before food

A slow leak under an old sink is enough, and we see it often in Al Safa houses whose plumbing was never renewed.

What you see at night

Seeing them in daylight in Al Safa means the numbers are already high, not that it is starting: the buildings here adjoin and they move between them quickly.

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

Treat the harbourage

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

Close what can be closed

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

We come back once the surviving egg cases have hatched, check the points and re-treat where needed.

Questions about this district

I live in a flat in Al Safa. Is treating my flat alone enough?

It is enough if the breeding point is inside it. If the flat is clean and the cockroaches appear at night near the kitchen or the bathroom, the source is usually the light well or the shared pipework, and in that case we tell you on the first visit rather than take payment for a treatment that will not solve it.

How many visits does a flat in Al Safa usually need?

A first visit and a follow-up two weeks later. The follow-up is not an extra service, it is part of the method: the eggs survive the first treatment and hatch afterwards, and the second visit is timed to that hatch.

How long does a flat visit in Al Safa take?

Between one and two hours depending on the size of the flat and the number of bathrooms. Most of that time goes on inspection and finding the openings rather than on the treatment itself, because targeted application needs you to know where the material goes before you put it there.

Do we need to leave the house during treatment?
