Why draining and rinsing is not cleaning

Three reasons, and between them they explain why the water clouded again after the last time.

First

The outlet sits above the floor

Water leaves through an outlet set a little above the base, so the settled layer stays underneath it however long the tank is left to empty. Lifting that layer out is the part that gets skipped.

Second

The film on the wall

The wall carries a thin, slick layer that holds onto the surface, and a hose runs straight over it. It comes off mechanically, with pressure and a brush, not with running water.

Third

Disinfectant before the wash is spent

Disinfectant is used up by whatever it meets first. Leave the silt and the film in place and it is consumed by them, never reaching the surface it was meant to treat.

Six things we look at before the drain valve is opened, and each one changes something about what follows.

How deep this layer sits tells us how long it has been building, and that decides whether it comes out by hand or needs a suction pump.

A hairline crack holds water and brings the cloudiness back after every clean, so we record it before the wash and tell you if the tank needs lining work and not just cleaning.

A cracked lid, or one that does not sit flat, lets dust and insects in between visits, and it is the commonest reason cloudiness comes back quickly.

Both are open doorways when they carry no mesh, and we note their size because screening them does more good than shortening the gap between cleans.

How the visit runs

Four steps in a fixed order, because disinfecting before the sediment is out is wasted, and washing before the drain means nothing.

    Inspect before the drain

    Tank type and material, the condition of the lining, the depth of the sediment, the lid and the vent, and where the drained water will go. We agree the window without supply before anything is opened.

    Drain, then lift the sludge

    The water leaves through the outlet, then the layer beneath it is taken out by hand and by suction. That layer is the reason for the visit, not the water that ran out ahead of it.

    High pressure wash

    Walls, floor and the joint where they meet, with a brush wherever the film resists, then the wash water is taken out completely so nothing we lifted settles again.

    Disinfect and put back in service

    Disinfectant over every internal surface, left for its contact time and then rinsed out, followed by the refill, a first draw off at the taps, and a report on what was inside the tank.

How often does a tank need cleaning?

Twice a year is the common pattern for a home tank, and the interval moves with the water source. A tank filled by tanker takes in more sediment than one fed from the mains, and a roof tank standing in the sun behaves differently from a shaded ground tank. We set your interval from what is actually on the floor this time, not from a general rule. Businesses that need a written record of every visit put the dates inside Annual contracts.

Is washing enough, or does the tank need disinfecting too?

The wash lifts the sediment and the film; the disinfection deals with what you cannot see once the surface underneath is clean. Order is what matters, because disinfectant laid over remaining sludge is consumed by the sludge. We do both in the same visit, and the detail on product and contact time sits on Water tank sterilization.

When can we use the water again?

After the refill, and after the first water has been run off at the taps. The wait changes with the product, the capacity of the tank and how much pipework sits after it, which is why we do not print a fixed number here. We give you yours at the visit, before we start, and we suggest putting aside the drinking water you will need beforehand.

The water went cloudy again quickly. Why?

Three usual reasons. The first is that the settled layer under the outlet was never lifted, so it stirs back up with every fill. The second is dust arriving between visits through a lid that does not seat or a vent with no mesh. The third is a lining that has begun to break down, or a crack that weeps, and that is answered by Water tank sealing or Tank leak repair rather than by cleaning more often.

Do you clean ground and concrete tanks as well?

Yes, and the difference is access rather than method. A ground tank collects more sediment because its hatch sits near ground level, and it needs ventilation, lighting and safe entry before anyone goes down. A roof tank drains more easily but the equipment is harder to get to it. We plan the steps once we have seen the hatch, where it sits and how big the tank is.

We keep finding insects and geckos around the tank. Is that connected?

Usually yes. An unscreened vent and a lid that does not sit flat are direct routes to the water, and standing water around an overflow pipe on a roof is enough on its own to become a mosquito breeding site. What does water tank cleaning cost?

It is set once we know the tank: its capacity and type, where it sits and how easily we reach it, how much sediment is on the floor, and whether it needs disinfection only or lining work as well.
