The first reason

Shallow groundwater beneath the new district

Al Rahmaniyah was built on drained marshland less than two decades ago. The water table here is very shallow, perhaps one and a half metres deep in some seasons. This means moisture does not need to wick from depth; it is already close to the footings and readily available to ascending termites.

The second reason

Intensive irrigation on new soil and rich earth

New villas and flats are watered heavily to mature gardens quickly. The red soil here is naturally water-retentive and holds what is applied. Excess irrigation raises the water table further and keeps the soil around all footings saturated through the seasons.

The third reason

Incomplete drainage and surface water pooling

Despite new streets, drainage in some areas is incomplete or weak. After rain, small pools form in low spots. This raises the water table further and feeds colonies. Water pooling near a building footing is a persistent problem in this low-lying new district.

    We sound the timber and the skirting, take moisture readings, and follow the tubes to the point where they leave the soil. We also settle the species, because one that lives inside dry wood is not treated like one that lives in the ground.

    A narrow trench at the footing and injection at regular spacing, so the treated band runs continuous with no gap to walk around.

    Drill the joints, inject the timber

    Small holes at spacing along the slab joints, the wall bases and the pipe entries, direct injection into the galleries inside the affected timber, then the holes are closed and made good.

    Bait stations and monitoring

Extremely. Shallow groundwater means perpetual moisture around footings. New villas may not have received preventive treatment, so colonies can become established quickly in conditions ideal for their growth.

Does the history of the land as drained marshland affect the treatment plan?

Yes. This history means the earth carries moisture memory and is saturated historically below the surface. Preventive treatment before building would have been better; now deep remedial treatment is needed.

Should garden irrigation stop after treatment, and for how long?

Yes. Irrigation must stop for at least a week after treatment. Early resumption washes the chemical from the soil and reduces its effectiveness significantly.
