Cockroach control in Al Falah Jeddah
Al Falah is a new district in north Jeddah, near King Abdullah Sports City, and much of it is still being furnished. Families moving into its fresh villas and flats bring second-hand kitchens and appliances that can carry the German cockroach in with them. Its main streets carry shops and cafés below the flats, so roaches also travel up from the units below.

Targeted, not broadcast

What we will use, where it goes, and what to cover or move before we arrive.
-
A follow-up visit
We return after the first treatment, because what survives it does not show on the day.

Apartments and villas, and kitchens and stores that need a record of each visit.
Why they keep coming back in Al Falah
In Al Falah the first sighting is usually in a newly fitted kitchen, where a roach has ridden in behind a second-hand fridge or oven and stayed hidden until the colony spread. The method is set out in full on how we approach Cockroach control.
New home, older furniture
When you move into a fresh villa or flat in Al Falah, much of the furniture and white goods come from a previous home. The German cockroach and its egg cases hide in a drawer or behind a fridge motor, so the new district is colonised by its residents, not its walls.
Shops trading below the flats
Al Falah's main streets carry shops, bakeries and restaurants on the ground floor, with flats directly above. A food unit is an ideal breeding ground for the German cockroach, which then climbs into the homes above through shared walls and service ducts. Treating one flat on its own rarely holds.
Fresh drains and watered gardens
The villa gardens here are newly planted and watered every day, while the drainage is recently laid and close to open ground. That combination of permanent water and loose soil draws the American cockroach to the inspection chambers and drain lines around the house, where it waits for a way in.
The species and the place decide the method
In a district that is still under construction, occupied villas sit beside open plots and building sites, and the drainage runs are newly connected. That mix of constant moisture and disturbed, sandy ground gives the American cockroach both shelter and a short route indoors.
German cockroach
The German cockroach reaches Al Falah's new flats inside moved appliances and furniture, and sometimes up from the shop or café trading on the ground floor below.
American cockroach
The American cockroach arrives from outside: the newly connected drains, the inspection chambers and the open, still-developing ground next door in this half-built district.
Appliance heat
The freshly fitted kitchens in Al Falah run new appliances constantly, and the warmth behind the oven and fridge gives the roach a dry, heated refuge that never cools.
The gap behind the fridge
Fitted kitchens in the new villas leave a narrow recess behind the fridge, warm, dark and hard to clean, which is exactly where the German cockroach settles.
Water before food
A roach looks for water before food, and the daily garden irrigation and air-conditioner drips around Al Falah's villas supply all the moisture it needs to hold on.
What you see at night
A single roach seen by day in one of Al Falah's new buildings points to many more hidden away; what you glimpse at night is the truer count.
How we work
-
1
Inspect and identify
We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.
-
2
Treat the harbourage
Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.
-
3
Close what can be closed
We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.
-
4
The follow-up visit
We come back once the surviving egg cases have hatched, check the points and re-treat where needed.
What cockroach control includes
-
A recorded inspection
Species, harbourage points and moisture sources, established before anything is applied.
-
Placed gel bait
In cabinet joints, cracks and behind appliances, where the insect actually travels.
-
Targeted spray where needed
On runways and junctions, never on preparation surfaces or open floors.
-
Drain and entry treatment
Floor traps, shafts and pipe entries, which is where the larger species comes from.
-
Aftercare instructions
Ventilation, what to cover, and when surfaces can be cleaned without undoing the work.
-
A scheduled follow-up
A set date after the first treatment, and re-treatment of anything still active.
Questions about this district
I have just moved into a new villa, how did roaches get in?
The villa may be new, but the furniture and appliances you moved in are not. The German cockroach and its egg cases travel inside drawers and behind white goods, then settle in the kitchen. We check what was moved in first, then treat the source.
There is a shop or restaurant below my flat, is that the source?
Often, yes. The units on Al Falah's main streets are a breeding ground for the German cockroach, and it climbs to the flats above through shared walls and pipe openings. We treat the crossing points between you and the unit, and advise coordinating treatment with the shop itself.
My garden is new and watered daily, does that bring roaches?
Daily watering keeps the soil damp against the villa's foundations, and that draws the American cockroach to the inspection chambers and drain lines. We do not ask you to stop watering; instead we treat the perimeter and close the routes it uses to get inside.
The building is brand new, why are there roaches already?
New construction does not mean an empty one. In a district still being built like Al Falah, roaches arrive with moved-in furniture and from neighbouring plots and building sites, and find water and warmth in the new kitchen. Newness does not protect a home; early treatment does.
There is a plot under construction next to us, does it matter?
Yes. The building site and exposed ground beside you in Al Falah shelter the American cockroach in their rubble and moisture, and any digging or drainage work pushes it towards the nearest occupied home. We focus treatment on the side facing that plot and on its entry points.
A neighbour treated their flat, will the roaches move to us?
It can happen. When a single unit in an Al Falah building is treated, some roaches move along the shared pipework into the flats next door. That is why we inspect and seal the connection points between units, and prefer to treat adjoining flats together where it can be arranged.
How much does cockroach control in Al Falah cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Falah.
