Cockroach control in Al Salihiyah Jeddah

Al Salihiyah is a recently built district in north Jeddah, east of Al Hamadaniyah, where villas and flats have only lately been occupied and undeveloped plots still sit between the buildings. That splits the job in two: a German cockroach carried indoors with a family's move into a new kitchen, and an American one breeding out on the empty ground. Each source is treated differently.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Salihiyah

In the newly occupied homes here, the German cockroach is almost always concentrated in the kitchen that arrived with the move, while the American one shows up near the door facing the empty plot. The method is set out in full on what Cockroach control involves.

The first reason

A new kitchen, a newly arrived family

Homes here were occupied only recently, so a German cockroach in a brand-new kitchen rarely grew from neglect. It came in inside removal cartons and a second-hand fridge when the family moved. We trace the unit that people moved into, rather than treating the whole building as if it were the source.

The second reason

A reservoir on the vacant ground

Undeveloped plots sit between the buildings, filling with rubble and standing water. The American cockroach breeds there in the open, then follows a wall to the nearest occupied home. Treat the flat on its own and the reservoir outside is left untouched, so the same insects return within days.

The third reason

New drains that dry out

In a young district many units are still empty, and their floor-drain traps dry out, opening a path from the sewer line to the finished flats beside them. The American cockroach rises through that gap at night. We check the traps and the shared risers, not your kitchen alone.

Before treatment

The species and the place decide the method

The vacant plots between the blocks collect building rubble and rainwater that lingers after a downpour, giving the American cockroach an open breeding ground. From there it crosses at ground level to the nearest lit, occupied building through door gaps and floor drains.

A small light brown German cockroach

German cockroach

Usually arrives with removal cartons or a second-hand fridge into the new flat's kitchen, then multiplies quickly in the warmth of the appliances before anyone notices it.

A larger dark cockroach on a wooden surface

American cockroach

The larger one, arriving from rubble on the neighbouring vacant plot and from the drains, coming in at ground level through a door gap or a floor grate rather than the kitchen.

An oven and gas hob beneath wooden shelving

Appliance heat

New kitchen appliances give off steady heat behind the fridge and oven, and that is the pocket where the German cockroach hides by day and lays its eggs out of sight.

A kitchen with a fridge; the gap behind it is a classic nest

The gap behind the fridge

In these recently fitted kitchens the space behind the fridge is narrow and warm, and it is the first place we check because it is where German cockroaches gather most.

A tap carrying water droplets

Water before food

A cockroach looks for water before food, and in a home that is not yet fully furnished it finds it in the new garden's irrigation, the air-conditioning run-off and the bathroom floor.

A dimly lit kitchen at night

What you see at night

A single American cockroach on the living-room tiles at night has usually crossed from the vacant ground or climbed a nearby drain, not settled and bred inside your home.

How we work

  1. 1

    Inspect and identify

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

  2. 2

    Treat the harbourage

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

  3. 3

    Close what can be closed

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

  4. 4

    The follow-up visit

We come back once the surviving egg cases have hatched, check the points and re-treat where needed.

What cockroach control includes

  • A technician inspecting with a flashlight

    A recorded inspection

Species, harbourage points and moisture sources, established before anything is applied.

  • A gloved hand applying bait into a joint

    Placed gel bait

In cabinet joints, cracks and behind appliances, where the insect actually travels.

  • A spray nozzle in close detail

    Targeted spray where needed

On runways and junctions, never on preparation surfaces or open floors.

  • A metal floor drain

    Drain and entry treatment

Floor traps, shafts and pipe entries, which is where the larger species comes from.

  • A clean kitchen counter after treatment

    Aftercare instructions

Ventilation, what to cover, and when surfaces can be cleaned without undoing the work.

  • The visit report being written on a clipboard

    A scheduled follow-up

A set date after the first treatment, and re-treatment of anything still active.

Questions about this district

We bought a new villa, so why are there cockroaches?

New construction does not keep cockroaches out. The German cockroach comes in with the first furniture and appliances you move into the kitchen, and the American one arrives from the vacant land around the building. The cause is what came in with you and what surrounds you, not the age of the walls.

Does the empty plot next door bring cockroaches in?

Yes. Undeveloped land gathers rubble and rainwater and makes an ideal home for the American cockroach. That is why we treat the entry points around the outside of the building, not only indoors, and seal the openings that face the plot so it cannot walk straight in.

We moved second-hand furniture and appliances in. Are they the cause?

Often yes, in the kitchen. German cockroach eggs hide inside used appliances and in the folds of cardboard, travelling with them into the new home. We check the fridge, the microwave and the drawers first, because those carry the problem across a move more than anything else.

Part of our building is still empty. Does that matter?

Yes. Empty units have unused floor drains whose traps dry out and open a route from the sewer, and with no treatment inside them cockroaches breed and then move to your flat along the shared pipework and party walls. That is why we look at the building as one unit, not a single flat.

Does watering the new garden attract cockroaches?

Drip irrigation leaves constant moisture near the foundation, and the American cockroach looks for water first. We manage the damp points around the villa and treat the drainage channels, so the new garden does not become an open path towards the inside of the house.

Do they come up the bathroom floor drain in the flat?

Yes, especially in bathrooms that are little used, where the water in the trap dries out and opens the channel. We fit or treat the water seals and close the edges of the grates, because in these new buildings that is the point the American cockroach most often climbs at night.

How much does cockroach control in Al Salihiyah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Salihiyah.
