Many buildings in Al Nakhil are recently built, and some flats still sit empty. In those unoccupied units the floor drains dry out, the water seal in the trap is lost, and the American cockroach uses that route to climb toward the occupied floors above.

Questions about this district

I just moved into a new flat and already see cockroaches, why?

A new flat can receive cockroaches with the furniture and appliances, or from an empty neighbouring unit through the shared pipework. The walls may be clean and new, but the warmth and moisture are already there, so we look for the point of entry rather than any sign of neglect.

My building still has empty flats, does that matter?

Yes. An empty flat in an Al Nakhil project sees no movement, so cockroaches breed there quietly and then travel to their neighbours through the pipework and service openings. Treating your flat alone leaves the source in place, so we treat the shared routes as well.

We built a villa with a garden and irrigation, where do American cockroaches come from?

The American cockroach is large and at home in outdoor damp. A new garden, its irrigation lines and the inspection chambers all give it water, and from there it enters through floor drains and pipe openings. That is why we begin treatment at the villa perimeter and the garden, not indoors.

There is a construction site next door, is it connected to the cockroaches?

Nearby digging and building disturb cockroaches in the soil and drainage and push them toward the occupied buildings alongside. In Al Nakhil this shows up as more American cockroaches on the ground floors, so we reinforce the protection of the entrances and drains closest to the works.

We brought second-hand furniture and appliances into the flat, can they carry cockroaches?

Yes. Used appliances and furniture are among the commonest ways the German cockroach and its egg case reach a clean flat. The small capsule hides in cabinet hinges and behind appliance panels, so we inspect these pieces first when cockroaches first appear in a new kitchen.

Some bathrooms in the villa are rarely used, does that matter?

Yes. In a rarely used bathroom the floor trap dries out, the water seal is lost, and the American cockroach climbs straight up from the drain. In the larger Al Nakhil villas we suggest running water through these drains from time to time, and we treat them on the visit.
