When a builder digs and constructs on a vacant lot, excavation displaces rodents from the ground. Newly built villas nearby become immediate shelter for them before occupancy. Preventive treatment during the build phase stops infestation from the start.

Vacant plots and incomplete subdivisions are rodent colonies

Empty plots between new villas fill with building rubble, wild plants and retained moisture. Rodents inhabit them because housing options are few, and when construction completes they migrate into neighbouring villas.

Air conditioner and pipe openings in buildings under construction are not sealed. Excavation and exposed pipes allow rodents to enter from deep in the soil. We seal all openings before baiting begins.

The route from above is critical in incomplete construction. Rodents enter through upper openings, exposed voids and incomplete ceilings. Villas without finished roofing provide direct entry from above.

We work the perimeter, the kitchen, the store and the false ceiling, establish the species, the entry points and the water source, and mark the station positions before anything is carried in.

Metal mesh, mortar and base strips at the gaps, around pipe sleeves and at vents, because foam and silicone are gnawed through within days.

Closed stations fixed on the runs outside the building, and traps rather than loose bait indoors, so that anything that dies stays somewhere we can reach.

The follow-up visit

We read the take at each station, replenish what has gone, remove anything found, and close any opening that showed itself once the movement settled.

Dhahban sub municipality is the northern coastal strip of Jeddah, running from the north bank of Sharm Obhur up to the old village of Dhahban and Salman Bay. Questions about this district

Must vacant plots and villas be treated together or separately?

Together. If we treat only the empty plots and villas remain open, rodents flee from the land into the villas. Treating both at the same time stops the flight and the problem together, preventing transfer.

Are newly completed but empty villas more vulnerable?

Much more so. A new empty villa is an ideal shelter. Unlocked doors and open windows allow rodents to enter without fear, and without daily activity residents do not notice infestation until move-in.

Does treating villas before occupancy differ from treating after residents move in?

Very much. An empty house is easier to treat: we can use stronger bait, higher concentrations and more stations. After occupancy we are limited to safe options and secured stations only.

Are vacant plots with building waste more dangerous?

Yes. Building waste provides food and shelter. Wood boards, bags and metal offcuts attract rodents and cockroaches. We inspect waste storage and place stations around it before rodents begin moving.

Why do rodents increase during finishing and the final build phase?

During finish work, concrete dust decreases and rodents see less disturbance. The house nears completion and rodents sense the coming calm, so they settle more permanently rather than fleeing.

Is preventive treatment in Taybah different from a finished planned district?
