Termite control in Ghulail Jeddah

Ghulail is a decades old popular quarter in south Jeddah that neighboured the old Al Mahjar quarantine district. Its informal buildings have been entirely cleared as part of the South Jeddah redevelopment programme. The former quarter suffered from narrow lanes, worn streets and failing drainage, and the land is now under comprehensive rebuilding.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Ghulail

In Ghulail, land cleared of informal housing may hold termite colonies established over decades, and new digging may unearth them or bring parts of them to the surface. The method is set out in full on the full Termite control page.

The first reason

Ancient damp soil beneath new buildings provides termite habitat

Ghulail was occupied for decades by informal housing, narrow streets and failed drainage. The soil beneath is very damp and may hold very old colonies. New building will unearth these and bring colonies closer to the surface. Preventive treatment before building is absolutely necessary.

The second reason

Failed old drainage left the soil saturated with water and moisture

Old drainage in Ghulail failed, leaving soil saturated. Even with new drainage installed, deep soil moisture will remain. Treating both soil and drainage together is necessary.

The third reason

The neighbouring Al Mahjar quarter had drainage and pest problems

Al Mahjar and Ghulail shared drainage and moisture problems. Insects and rodents may already be in the shared soil. New treatment will unearth or control them.

Ghulail on the map

Ghulail sits about 1.5 km from Al Quraiyat and about 2 km from Al Nazlah Al Yamaniyah.

The evidence that decides the treatment

The district lies in south Jeddah beside the former Al Mahjar quarantine zone within the historic Al Karantina area marked by very high moisture and very old soil. During rebuilding now, excavation and new drainage are exposing old soil layers left wet and saturated.

Narrow mud tubes running up a concrete wall

Mud tubes

Mud tubes in Ghulail will appear during excavation and building, revealing old colonies in deep soil.

Discarded transparent wings on a window ledge

Shed wings

Shed wings may gather in vacant land and new projects, a sign of colonies already present.

A damaged timber frame showing internal galleries

Hollow timber

Hollow timber from old building debris and stacked timber acts as strong termite bait in new projects.

A dark damp patch below a pipe at a wall base

The water source

The main water source is ancient damp ground and failed old drainage, and improving new drainage is essential.

Cardboard boxes and timber stacked on a store floor

Cellulose on the floor

Cellulose from buried old timber and materials draws termites from depth to the surface.

A concrete joint and a pipe passing through a floor slab

Joints and pipe entries

Joints around new footings must be treated carefully, and regular inspection during building reveals any new problems.

How we work

  1. 1

    Inspect and trace

We sound the timber and the skirting, take moisture readings, and follow the tubes to the point where they leave the soil. We also settle the species, because one that lives inside dry wood is not treated like one that lives in the ground.

  2. 2

Treat the soil around the building

A narrow trench at the footing and injection at regular spacing, so the treated band runs continuous with no gap to walk around.

  3. 3

Drill the joints, inject the timber

Small holes at spacing along the slab joints, the wall bases and the pipe entries, direct injection into the galleries inside the affected timber, then the holes are closed and made good.

  4. 4

    Bait stations and monitoring

Stations in the soil carrying a slow-acting material the workers pass through the colony by mouth-to-mouth feeding, and we come back to read them, because an empty tube on a wall proves nothing on its own.

What termite control includes

  • A technician inspecting with a flashlight

    A traced, recorded inspection

Sounding, moisture readings, tubes traced back to the soil, and the species settled before anything is applied.

  • A spray nozzle in close detail

A treated band at the perimeter

Trenching and injection at the footing, spaced so the band is continuous rather than a set of patches.

  • A metal floor drain

    Joints and service penetrations

Slab joints, pipe entries and floor drains, which are the ways up through the concrete.

  • A gloved hand applying bait into a joint

    Bait stations in the soil

A slow material carried back through the colony by feeding exchange, rather than stopping the workers at the wall.

  • A clean kitchen counter after treatment

    Aftercare instructions

What not to dig or water near the treated band, what to keep off the walls, and the ventilation time we set for your case.

  • The visit report being written on a clipboard

    Scheduled monitoring visits

Reading the stations, sounding the same timber again, and treating any new activity.

Landmarks of Ghulail

In Ghulail, the project runs along Al Mahjar Street and covers the area between Omar Al Mutawa Street and Al Falah Road. Reference points help identify building phases and treatment, and work requires unified treatment across the entire redevelopment site.

Questions about this district

The district is completely redeveloped: is the new ground free of termites?

No, the soil has not changed, only buildings were removed. The soil beneath is still old and may hold colonies from before. Treating new footings before building is absolutely necessary.

The district neighboured Al Mahjar: does this mean certain termites?

Al Mahjar was harsh but had drainage problems. Ghulail may inherit problems from it or hold its own colonies. Preventive treatment stops any of them.

New building in Ghulail starts now: is treatment now enough?

Yes, treating soil before building stops termites from the start. But monitoring during building is necessary, as digging may unearth new colonies.

New drainage is better than the old: does this reduce termite risk?

Yes, new drainage reduces new moisture but old moisture from the past remains. Treating soil and drainage together is necessary.

Vacant land around new buildings: will it hold termites from the old ground?

Yes, high probability. Vacant land may draw colonies from old surrounding soil. Treating soil around new buildings stops them.

Does complete rebuilding in Ghulail stop termites finally?

Rebuilding gives a chance for preventive treatment, but old soil may hold deep colonies. Continuous monitoring after building is necessary for years.

How much does termite control in Ghulail cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Ghulail.
