Termite control in Madain Al Fahd Jeddah

Madain Al Fahd is a residential district in south Jeddah between Old Makkah Road to the north and Prince Abdullah Al Faisal Stadium to the east. Villas and apartment blocks share space with scattered shops, restaurants and neighbourhood mosques. The district is complete and the building is very old, with commercial premises providing constant moisture. Old drainage networks under the streets are cracked, leaving the soil perpetually damp.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Madain Al Fahd

Old construction, narrow streets and crowded shops trap moisture, and termites here spread fast. The method is set out in full on our Termite control service.

The first reason

Dense shops and restaurants

Ground-floor shops and restaurants provide constant moisture from cleaning, water and food handling. Soil beneath them stays damp year round, and termites thrive and climb the walls.

The second reason

Old and broken drainage networks

Madain Al Fahd Street has very old drainage that is probably cracked. Leaks keep the soil wet all year. Trapped moisture opens the path for termites from the ground.

The third reason

Old foundations and waterlogged soil

Old shallow footings sit in soil saturated with moisture. Saturated soil means longer termite life. Weakened old concrete may be cracked, making entry easy.

The character of Madain Al Fahd

Mixed district: shops at street level with homes above them

Mixed-use joins shops and flats under one roof, and the shops' constant moisture feeds a colony in shared soil. Effective treatment requires treating the soil under shops and buildings together.

Before treatment

The evidence that decides the treatment

The district sits between Old Makkah Road and Stadium Road on level ground. The dense shops, restaurants, water points and ancient drainage all keep the soil wet.

Narrow mud tubes running up a concrete wall

Mud tubes

Mud tubes start in damp soil under streets and shops and rise the building walls.

Discarded transparent wings on a window ledge

Shed wings

Discarded wings appear frequently in the dense damp district, especially in spring and autumn.

A damaged timber frame showing internal galleries

Hollow timber

Timber in old foundations and ground floors is heavily exposed, and the damp layer beneath provides permanent food.

A dark damp patch below a pipe at a wall base

The water source

Moisture here comes from shops, restaurants and leaks from ancient drainage, which do not dry year round.

Cardboard boxes and timber stacked on a store floor

Cellulose on the floor

Ground-contact timber in the old footing is constantly exposed as the soil stays saturated.

A concrete joint and a pipe passing through a floor slab

Joints and pipe entries

Joints and pipe entries in old footings are probably cracked or worn, making entry easy.

How we work

  1. 1

    Inspect and trace

We sound the timber and the skirting, take moisture readings, and follow the tubes to the point where they leave the soil. We also settle the species, because one that lives inside dry wood is not treated like one that lives in the ground.

  2. 2

Treat the soil around the building

A narrow trench at the footing and injection at regular spacing, so the treated band runs continuous with no gap to walk around.

  3. 3

Drill the joints, inject the timber

Small holes at spacing along the slab joints, the wall bases and the pipe entries, direct injection into the galleries inside the affected timber, then the holes are closed and made good.

  4. 4

    Bait stations and monitoring

Stations in the soil carrying a slow-acting material the workers pass through the colony by mouth-to-mouth feeding, and we come back to read them, because an empty tube on a wall proves nothing on its own.

What termite control includes

  • A technician inspecting with a flashlight

    A traced, recorded inspection

Sounding, moisture readings, tubes traced back to the soil, and the species settled before anything is applied.

  • A spray nozzle in close detail

A treated band at the perimeter

Trenching and injection at the footing, spaced so the band is continuous rather than a set of patches.

  • A metal floor drain

    Joints and service penetrations

Slab joints, pipe entries and floor drains, which are the ways up through the concrete.

  • A gloved hand applying bait into a joint

    Bait stations in the soil

A slow material carried back through the colony by feeding exchange, rather than stopping the workers at the wall.

  • A clean kitchen counter after treatment

    Aftercare instructions

What not to dig or water near the treated band, what to keep off the walls, and the ventilation time we set for your case.

  • The visit report being written on a clipboard

    Scheduled monitoring visits

Reading the stations, sounding the same timber again, and treating any new activity.

Questions about this district

The district is old and the street has many restaurants. Is termite a permanent problem here?

Yes. Constant moisture from shops, restaurants and old drainage makes termites an annual issue. Reliable treatment needs regular inspection.

The drainage is very old and leaks are obvious. Is chemical treatment alone enough?

Chemical treatment helps but is incomplete if drainage is actively leaking. Drainage repair or spot sealing greatly improves treatment effectiveness.

Shops and flats in one building: do termites from the shop definitely reach the flats above?

Not certainly, but the risk is very high. Termites may climb the partition or enter the floor from below. The flat must be inspected and treatment must cover both.

The district is dense and mixed. Is it hard to treat one building if the neighbour has not treated?

Yes, it is hard. Termites may travel from shared foundations or shared walls. Individual treatment offers only partial protection.

How often must a building or shop in this district be inspected each year?

At least every two months in warm months, every three months in cold. Constant moisture means year round activity.

Prince Abdullah Stadium is very close to the district. Does it affect termite risk?

The stadium itself may be infested or treated. The more relevant factor is drainage and leaks under the street, which affect the district most.

How much does termite control in Madain Al Fahd cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Madain Al Fahd.
