Inspect and trace

We sound the timber and the skirting, take moisture readings, and follow the tubes to the point where they leave the soil. We also settle the species, because one that lives inside dry wood is not treated like one that lives in the ground.

Treat the soil around the building

A narrow trench at the footing and injection at regular spacing, so the treated band runs continuous with no gap to walk around.

Drill the joints, inject the timber

Small holes at spacing along the slab joints, the wall bases and the pipe entries, direct injection into the galleries inside the affected timber, then the holes are closed and made good.

Bait stations and monitoring

Stations in the soil carrying a slow-acting material the workers pass through the colony by mouth-to-mouth feeding, and we come back to read them, because an empty tube on a wall proves nothing on its own.

What is different about South Sub-Municipality

The South sub municipality runs from the edge of Old Makkah Road down to Al Khumrah and the southern corniche. Dense residential districts sit beside new subdivisions such as Al Sanabil and Al Taawun, warehouse fringes such as Al Saruriyah and Al Sarawat, and an old seaside settlement at Al Quzayn. Open stormwater channels cross the housing, and the warehouses, the vegetable and livestock markets and the nearby Islamic Port and Industrial City give pests shelter, food and year round humidity. Pressure is greatest in the older quarters, where drainage networks are ageing.

Does the open channel mean risk is present throughout the district or only beside it?

Primary risk runs beside the channel itself, but damp soil spreads sideways. A building fifty metres away faces high risk, and past one hundred metres risk drops but stays present.

Can we treat buildings beside the channel without treating the channel itself?

Yes, we treat footing and surrounding soil. But if the channel becomes a termite source, risk may return. We may need to coordinate with the municipality if the channel is heavily infested.

Do new villas beside the channel have better protection than old ones?

A new villa may have slightly deeper footings, but the channel means groundwater stays high always. Real protection comes from treatment and monitoring, not building age.

Does rainwater in the channel carry termites from place to place?

No, termites do not fly or swim. But the channel carries timber and cellulose that attract them, and termites follow it from the channel to your walls.

Does distance from Haramain Road or Jeddah Makkah Expressway affect the risk?

The roads are far enough not to be a direct source. The main problem is the channel and local damp soil, not the roads.

How often should we inspect a building beside an open stormwater channel?

Constant moisture means monthly monitoring as a minimum. In rainy season you may need weekly or twice weekly checks if the building sits very close to the channel.
