Water tank sealing in Al Naseem Jeddah

Al Naseem is a mixed-use quarter with villas and residential blocks straddling Prince Majid Road and the Haramain Road. Tanks are numerous here because villas, apartment blocks and medical clinics each need separate storage. The water supply is mineral-rich and hard, and seasonal humidity stresses the internal tank lining.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Naseem

Villas and apartment blocks here mix with medical centres and clinics, each with separate tank storage, and tanks face direct sunlight throughout the day. The method is set out in full on the full Water tank sealing page.

The first reason

Villas have large ground tanks exposed to heat stress

Villas in Al Naseem follow older or mid-age construction, with ground tanks set beneath yard surfaces or on roofs. Direct sun exposure speeds lining degradation and cracking.

The second reason

Medical centres demand high water purity standards

Medical complexes and clinics in the quarter require continuous sterilisation and pure water supply. Any tank leak or contamination disrupts clinical operations.

The third reason

Hard mineral water deposits build up inside linings

Local tap water is mineral-heavy with dissolved salts. Deposits accumulate on lining surfaces and joints, accelerating cracks and corrosion.

What we read before any material is opened

A mixed-use district between Prince Majid Road and the Haramain Road, with villas, apartment blocks and medical complexes. It is bounded by King Abdullah Road to the south and Bani Malik Street to the north, and contains the Imam Al Shafi'i Mosque, Al Sharq Park and lies close to King Abdulaziz University.

A fine crack running through a concrete wall

Cracking in the wall

Voids between old lining and concrete trap water and sediment, requiring full scraping before new lining application.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Longitudinal cracks on tank walls start at concrete seam joints and spread under thermal stress.

A coating flaking away from a concrete surface

The condition of the old lining

Pipe entry and exit points experience high water pressure, and old seals fail first, causing leaks.

Limescale deposits inside a water pipe

Sediment and scale

Seasonal humidity increases seepage through fine cracks and joints in the concrete shell.

The pipe entries

The tank floor collects standing water and silt deposits, requiring full inspection before resealing.

Post-treatment sterilisation is essential to prevent bacterial and algal growth in the new lining before refilling.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Al Naseem

Mixed district: shops at street level with homes above them

A mixed-use quarter means tanks vary widely in size and design, from small ground tanks in villas to large rooftop tanks on apartment blocks. Treatment must account for different lining types based on tank age and location.

Questions about this district

Why do villa tanks crack faster than apartment block tanks?

Ground tanks in villas face direct sunlight and temperature swings more than covered tanks in apartment blocks. Thermal expansion and contraction speed the cracking cycle.

Does tank sealing preserve water safety for medical use?

Yes. The new lining and post-repair sterilisation ensure clean, safe water suitable for clinical use.

Do mineral deposits affect the cost of tank sealing?

Yes. Heavy deposits require extra scraping and cleaning before the new lining can be applied.

Can a tank be sealed from the inside without emptying it?

No. The tank must be fully drained to access all cracks, joints and internal deposits.

How long does a tank take to dry after sealing before refilling?

It depends on tank size and seasonal humidity, but typically one to two days.

Is the floor-to-wall joint the first place leaks appear?

Yes. The joint concentrates stress and is the weakest point. Water finds its way through first.

How much does water tank sealing in Al Naseem cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Naseem.
