Water tank sterilization in Al Misyal Al Jadid Makkah

Al Misyal Al Jadid is a new Crown Prince scheme district in south Jeddah, with recently built villas and apartment blocks and water systems not yet fully completed. Elevated and underground tanks need initial sterilization before actual use, and sediment and sludge accumulate fast in new buildings still settling.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Misyal Al Jadid

Buildings in the area are newly constructed and foundations are still settling, while tank sediment comes from construction water and debris stirred by heavy equipment during development. The method is set out in full on the full Water tank sterilization page.

The first reason

Tanks in buildings not yet fully settled

Villas and apartments are very new and tanks have not yet been used for drinking water. Fresh foundations still shift, introducing new dust, debris and construction sediment into the tank base continuously.

The second reason

Empty plots surrounding buildings as external contamination sources

The district is surrounded by large vacant plots not yet built. Wind and dust enter through ventilation openings and pump intake ports. Fine dust settles and accumulates in the tank.

The third reason

New water systems need finishing and initial sterilization

New pipes and distribution lines contain welding slag and installation debris. Water treatment has not started and tanks must be sterilized before first use for drinking.

The character of Al Misyal Al Jadid

New development: ongoing construction and vacant plots between the homes

A new district means new tanks but contaminated by building materials and external dust. New buildings have not yet settled and foundations still shift, so new sediment and dust enter continuously. Sterilization requires more frequent repetition and focus on removing heavy deposits from the tank base.

Before treatment

What we read inside the tank before anything starts

A new residential district south of Jeddah along the southern extension of Ibrahim Al Khalil Road, near the Saudi German Hospital and south of Al Hajlah Al Jadid, containing new villas and apartment buildings with wide empty plots.

Fine wet sand seen close up

Sediment on the floor

Construction dust and fine particles from building sites and empty plots settle in the tank base due to wind and open vents.

A concrete wall carrying a damp green layer

The slime film on the wall

Sludge and fine clay accumulate on tank walls from construction water and small leaks in new piping.

A plastic water tank standing on a rooftop

Light and heat

New pipes contain installation debris and connection residue; flushing from the furthest tap is essential before tank sterilization.

A concrete surface carrying fine cracks

The lining and any cracking

Moisture is present from leftover construction water and minor equipment leaks; new tanks have not yet dried completely.

A metal cover over a water tank opening

The lid and the openings

Pumps, new pipes and open ventilation ports provide entry routes for dust and particles.

A glass of water on a kitchen counter

What shows up at the tap

Dust and germs accumulate quickly in tanks not yet used for drinking; first sterilization must be thorough and deep.

How we work

  1. 1

    Inspect and record the condition

We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.

  2. 2

Drain and lift the sediment out

The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.

  3. 3

    High pressure wash

Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.

  4. 4

Sterilize, rinse, then return to service

The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.

What water tank sterilization includes

  • A technician inspecting with a flashlight

    A recorded inspection

Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.

  • A metal floor drain

    Draining and sediment removal

The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.

  • A spray nozzle in close detail

    High pressure washing

Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.

  • A spray nozzle in close detail

    Sterilizing the internal surfaces

A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.

  • A clean kitchen counter after treatment

    Line flush and aftercare

Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.

  • The visit report being written on a clipboard

    The next cycle

We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.

What is different about South Makkah Sub-Municipality

South Makkah sub municipality is the belt of Crown Prince schemes south of Al Ukayshiyah, along the Al Laith road and the extension of Ibrahim Al Khalil Road to the Fifth Ring Road and the Non Muslims bypass. Most of it is still bare: granted plots awaiting houses, new villas standing alone, open building sites and unfinished paving and drainage. Wadi Uranah and its tributaries cross the low ground and hold water after rain, hills close it in, and rodents, reptiles and scorpions shelter in stacked materials and foundation pits before the neighbourhoods fill up.

Questions about this district

Do tanks in new buildings need sterilization before residents move in?

Yes. New tanks contain construction sediment, dust and pipe debris. First sterilization must happen before first drinking water use.

Why is sediment worse in new tanks than in older ones?

New buildings still have settling foundations and dust enters from openings. Tanks have not been in use long enough for self-cleaning circulation.

Does dust from the surrounding empty plots get into the tank?

Yes. Wind drives dust through ventilation and pump intake ports. In a new district surrounded by bare land, external contamination is evident.

How often must tanks be sterilized in Al Misyal Al Jadid after occupancy?

In the first year after moving in, every three months minimum. After that, frequency can reduce based on incoming water quality.

Does one sterilization stop dust entering from empty plots?

Sterilization cleans existing sediment. But if openings stay open and plots remain bare, dust enters again continuously.

Do new construction pipes need separate flushing before tank sterilization?

Yes. We flush pipes and lines from the furthest tap to remove welding slag and debris before sterilizing the tank itself.

How much does water tank sterilization in Al Misyal Al Jadid cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Misyal Al Jadid.
