First-occupancy villas mean furniture with no history
Many villas in Al Asalah are being lived in for the first time, so furniture arrives straight from factories and showrooms, sometimes alongside secondhand pieces passed on by a relative who has just finished building nearby. The check starts at the point of entry, not from an assumption of a long-standing infestation.
Wadi damp and an unfinished drainage network
Wadi Obhur runs close to the district, and the drainage network still being completed keeps ground floor walls and flooring wetter for longer. That damp gives bed bugs a comfortable seam to sit in near floor level, rather than pushing them to show themselves quickly on the surface.
Building sites shared across four neighbouring districts
Al Asalah borders Al Falah, Al Hamdaniyah, Taibah and Al Firdaws, all being built out at the same time, so labourers and temporary bedding move between the closely spaced sites. We strip the bed and work through the mattress and base seams, the frame joints, the headboard and the skirting, then check the upholstered furniture and the neighbouring rooms to see how far it has gone.

Laundry, heat and steam
Bedding is bagged and sealed inside the room, then washed and dried hot. Steam runs along the seams and edges, because heat reaches the cemented eggs that a liquid never will.

Targeted, non-repellent application
A non-repellent product goes onto the harbourage itself, with a dust into voids and screw holes. We do not use a repellent aerosol, because it drives the insect deeper into the wall and into the next room.

Monitoring and the follow-up visit
A sealed encasement goes onto the mattress and the base, with monitors under the bed legs, then we return once the remaining eggs have hatched and re-treat anything still active.

Factory-new furniture rarely carries bed bugs, but it is worth a quick check on delivery and assembly, especially if the shipment passed through a warehouse or showroom that stores pieces from several different suppliers before they reach the villa.

Moving furniture suddenly between floors can shift bed bugs from wherever they were hiding to a new spot before anyone notices. It is better to check pieces once they are settled in their final place than while they are still being carried between rooms.
