Why they keep coming back in Al Mudaa Al Jadid

On our visits we notice that villas closest to Jabal Labanah tend to receive furniture moved out of contractors' worker quarters before the crew leaves site, something we see far less in villas further from its foot. The method is set out in full on Bed bug control in detail.

Most villas in Al Mudaa Al Jadid are brand new, with the whole house furnished within days of handover rather than built up gradually. If bed bugs travel in with one shipment, every bedroom receives it at once rather than just one room picking it up later.

Second hand furniture from older houses in neighbouring Al Qararah Al Jadid or Shaab Amer Al Jadid sometimes arrives between the vacant plots here, so we check it before it goes into the new bedroom.

How we work

Inspect and map the spread

We strip the bed and work through the mattress and base seams, the frame joints, the headboard and the skirting, then check the upholstered furniture and the neighbouring rooms to see how far it has gone.

Laundry, heat and steam

Bedding is bagged and sealed inside the room, then washed and dried hot. Steam runs along the seams and edges, because heat reaches the cemented eggs that a liquid never will.

Targeted, non-repellent application

A non-repellent product goes onto the harbourage itself, with a dust into voids and screw holes. We do not use a repellent aerosol, because it drives the insect deeper into the wall and into the next room.

Monitoring and the follow-up visit

A sealed encasement goes onto the mattress and the base, with monitors under the bed legs, then we return once the remaining eggs have hatched and re-treat anything still active.

What is different about South Makkah Sub-Municipality

South Makkah sub municipality is the belt of Crown Prince schemes south of Al Ukayshiyah, along the Al Laith road and the extension of Ibrahim Al Khalil Road to the Fifth Ring Road and the Non Muslims bypass. Most of it is still bare: granted plots awaiting houses, new villas standing alone, open building sites and unfinished paving and drainage. Wadi Uranah and its tributaries cross the low ground and hold water after rain, hills close it in, and rodents, reptiles and scorpions shelter in stacked materials and foundation pits before the neighbourhoods fill up.

Questions about this district

Our villa was a furnished show home before we bought it, does its furniture need checking?

A show villa gets a steady stream of visitors who sit on the display furniture before it sells, so we check its mattresses and sofas the same way we would check any bedding that has passed through several hands before moving into a lived in home.

Furniture gets carried in by hand from the unpaved roadside, does that need an extra check?

Because the Ibrahim Al Khalil extension south of Al Ukayshiyah is not fully paved yet, delivery trucks stop at the roadside and the load is carried the rest of the way by hand, so we treat it exactly as furniture that came straight off the lorry.

Soil comes down from Jabal Labanah near our outer wall, should furniture stored there be checked?

Loose soil and stone do not bring bed bugs with them, but furniture left leaning against that wall for a long stretch is worth checking just like any piece that sat outside the bedroom before it was brought in.

We store flat pack furniture in the dry bed of Wadi Uranah before fitting it, does it need checking?

Yes, the dry channel is open ground that insects and rodents from the surrounding land pass through, and any panel or box left there for days is worth checking before it goes into the bedroom.

Our house is the last row before the southern Haram boundary marker, does that change the check?

Where the villa sits in relation to the edge makes no difference to how we work, we go by the state of the furniture and the bedding itself, not by how close the house stands to the marker.

Our boundary wall isn't finished, so deliveries get left at the edge of the plot, do they need checking?

A short spell outdoors does not kill bed bugs or their eggs, so any furniture parcel left at the edge of the plot before it comes inside is worth a quick check, the same as anything delivered straight to the door.
