Why they keep coming back in Al Mudaa Al Jadid

In these new villas the first colony is often not in the kitchen. It sits in a bathroom floor drain nobody has used yet, its water trap dried out and open to the pipes below. The method is set out in full on how we approach Cockroach control.

The first reason

The infestation moves in with you

Because the villas are spread out with empty plots between them, the German cockroach seldom travels through an adjoining wall. It usually comes in hidden in packing boxes or inside a second-hand kitchen appliance. So we start in the kitchen and on whatever arrived at the villa most recently.

Drainage that was only just connected

The sewer network here was connected recently, and the inspection chambers around the edges still sit close to open ground. American cockroaches climb these routes after dark. That is why we treat the floor-level entry points, the drains and the thresholds, and not just the kitchen surfaces where you first noticed one.

The third reason

A house not yet fully lived in

In a villa where some rooms or a whole floor are not in use yet, drains and corners sit without movement or water and turn into quiet harbourage. We check these forgotten spots on purpose, because they are the last place a family that has just moved in would think to look.

The species and the place decide the method

The empty plots and building ground next door leave rubble and pockets of damp around the edges. American cockroaches shelter there through the day, then cross into the occupied villas after dark, which makes the boundary of the plot part of the job.

German cockroach

The German cockroach reaches your new villa inside an appliance or a piece of furniture that was carried in, and settles near the warmth of the kitchen, not out in the empty plots around you.

The American cockroach is the larger one. It shelters in rubble and on the building ground next door by day, then climbs up through inspection chambers and drains into the villa once the sun is down.

New kitchen appliances hold a pocket of warmth behind them all day, and it is that steady heat, rather than the food, that keeps a German colony fixed in one place.

The narrow gap behind the villa fridge gathers heat, crumbs and drips of water in one spot, so it is the first place we pull out and treat when we arrive.

Water before food

Before a cockroach looks for food it looks for water, and in a new villa the damp of a fresh drain or a basin that has not dried is enough to hold it.

What you see at night

What shows up at night in the villa yard or at the threshold has usually come from the open ground around you, not from inside the walls.

Inspect and identify

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

Treat the harbourage

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

Close what can be closed

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

We come back once the surviving egg cases have hatched, check the points and re-treat where needed.

Questions about this district

Can second-hand furniture bring cockroaches into a new villa?

Yes, and it is the most common source we see in these new villas. German cockroach eggs hide in furniture joints and behind the backs of appliances, so they travel in without you noticing. Check any used item before you bring it inside, and tell us about it so we can focus the inspection there.

We just moved in with no neighbours nearby, so where do they come from?

When villas are spread out and there are no shared walls, very little passes between homes. That leaves two sources: whatever came in with you on moving day, and whatever climbs from the drains or crosses from the building ground next door at night. We work out which one it is before we treat anything.

The plot next to us is still empty, does that matter?

Usually it does. Open ground and rubble give the American cockroach somewhere to shelter by day, and from there it crosses into your villa after sunset. We cannot treat a plot that is not yours, but we can close the entry points against it at the thresholds, the drains and the perimeter of the villa.

The drains are new, so why are there still cockroaches?

A new pipe is not a sealed one. The water traps in floor drains dry out quickly in rooms that are barely used, and that opens a way up for the American cockroach. We treat the drains themselves and suggest running a little water through the unused ones now and then to keep the traps full.

Should we treat the villa before we furnish it and move in?

If the villa is still empty, that is the best time. The kitchen is open, the drains are visible, and no furniture is covering the corners yet. We survey it and place the treatment where it belongs, then advise you to check any second-hand furniture before it comes through the door.

The garden is new and the irrigation runs, does that draw them in?

Frequent irrigation leaves damp against the foundation and the thresholds, and that is the first thing a cockroach heads for, since it wants water before food. We aim our treatment at the perimeter of the villa and suggest keeping the drip lines back from the walls and draining any excess away from them.
