Bird and pigeon control in Al Quraiyat Jeddah
Al Quraiyat is an old popular district in south Jeddah with very high population density and ageing buildings. Pigeons here benefit from shared entrances, communal roofs and packed flats. This is fundamentally different from a new villa district or a commercial area. Old buildings offer pigeons gaps and cracks that modern construction does not have.
-
Targeted, not broadcast
Product goes into cracks and runways, never sprayed across open surfaces.
-
Told before we start
What we will use, where it goes, and what to cover or move before we arrive.
-
A follow-up visit
We return after the first treatment, because what survives it does not show on the day.
-
Homes and businesses
Apartments and villas, and kitchens and stores that need a record of each visit.
Why they keep coming back in Al Quraiyat
The buildings here are decades old with multiple cracks and openings in old brick and concrete, and pigeons find suitable nesting spots without difficulty. The method is set out in full on how we approach Bird and pigeon control.
Packed flats and unified entrance halls
One building holds sixty flats on a single shared staircase, and the pigeon sleeps on the unified roof and enters through shared ventilation openings. Treating some flats is not enough because the bird moves freely through the shared gaps connecting every flat.
Communal roofs and public water tanks
Water tanks, drainage pipes and air conditioners sit on one shared roof, and the pigeon finds here drinking water, shelter and privacy all at once.
Cracks in old concrete and brickwork on facades
Old construction leaves gaps between concrete and brick where pigeons nest and hide. These cracks are deep and narrow, beyond the reach of ordinary cleaning.
Landmarks of Al Quraiyat
Al Quraiyat sits between the College of Telecommunications and Electronics to the west and King Khalid Road to the east, making it easy to reach via King Khalid Road or Al Falah Road. Work starts from Al Kulliyah Mosque as a fixed point, where most of the residential blocks cluster within the district.

The building decides which deterrent works
A cramped neighbourhood between Al Thaalibah and the Nazlah quarters, with aged apartment blocks, a single shared entrance serving many flats, old drainage networks, narrow streets and low-lying ground.
Ledge width
Ledges on old blocks may be decorated or broken, so we use flexible deterrents that fit ledges of varying shape.
Air conditioning platforms
Old air conditioner platforms on facades are loose, so we cover them with a metal sheet that wraps around from every side.
The nest itself
Nests in cracks of old concrete are hard to reach and need special tools to remove completely.
The droppings pattern
Droppings from the shared roof fall through channels and shared gaps and reach multiple flats at the same time.
Openings and shafts
Ventilation openings and shared passages between flats provide pigeons with unobstructed routes from ground to roof.
Around the roof tank
The shared water tank may be very old and corroded, with fine cracks from rust and leaks, so we cover it completely in metal.
How we work
-
1
Survey the roof and the facade
We walk the roof, the projections, the condenser platforms and the shafts, separate the nesting positions from the perching ones, and measure and photograph every ledge.
-
2
Strip the nests and treat the parasites
Droppings are wetted before they are lifted so nothing goes airborne dry, bagged closed, and the nest position is treated for ticks and mites before the surface is sanitised.
-
3
Close and fit
Netting tensioned on a perimeter wire with no gap at the corners, spikes or wire on the narrow projections, metal mesh across vents and shafts, and the roof drains freed of the nest material packing them.
-
4
The follow-up visit
We come back to check the tension, the corners and any position the flock has moved to, and correct what has slackened before a bird finds it.
What bird and pigeon control includes
-
A recorded survey
Every ledge, condenser platform and shaft, photographed, with nesting separated from perching before anything is chosen.
-
Nest removal and drain clearing
Lifted wet rather than swept dry, bagged closed, and the roof drains freed of the nest material packing them.
-
Parasite treatment and sanitising
The nest position treated for ticks and mites, then the surface the droppings sat on sanitised.
-
Sealing and fitting the deterrents
Netting tensioned on a perimeter wire, spikes or wire on narrow projections, and metal mesh across ventilation openings.
-
Aftercare instructions
The condensate water, food left on the roof, and what should not sit beside a ledge if the attraction is to stay gone.
-
A follow-up on tension and corners
Netting slackens and corners open over time; the visit corrects that and closes any new position.
What is different about Al Jamiah Sub-Municipality
Al Jamiah sub municipality spans the older south of Jeddah. Planned districts such as Al Fayha, Al Thaghr and Madain Al Fahd sit beside crowded popular quarters like the Nazlahs and Al Quraiyat, and beside cleared or clearing land in Ghulail, Petromin and Al Thaalibah awaiting redevelopment. Apartment buildings stand close together above dense runs of shops and restaurants along Old Makkah Road and Prince Majid Road. Drainage in the popular quarters is ageing, humid air drifts in from the port and refinery side to the west, and the flat low lying ground holds rainwater in narrow streets.
Questions about this district
My flat is on the fourth floor and pigeons nest on the roof. Why do I hear bird noises in the shared passage?
The pigeon does not stay on the roof only. It enters through shared ventilation openings and corridors and hides in cracks between floors at night. This is common in old blocks.
Do pigeons drink from the shared water tank on the roof?
Yes, and if the tank is old it may have cracks where the bird enters to drink inside. We fit a strong metal cover over the tank and all the openings around it.
The flat next to mine is empty and pigeons are nesting in it. Does the bird reach my flat?
Yes, easily through shared openings, corridors and gaps between interior walls. An empty flat is a constant pigeon source and affects all the occupied flats around it.
Do we fit deterrents only on the roof or on the facade too?
On both the roof and the facade. The pigeon reaches the roof from the front, side and rear facades of the building. Treating only the roof leaves it a route from the wall.
The old air conditioners on the facade are very dirty and pigeons nest on top. Should we remove them and fit new ones?
No. We cover them with a metal sheet from above and the sides that directs the bird away. The old unit does not need to be removed. The metal cover is sufficient.
The building has six floors with many flats on each. Do we treat the whole building or does each flat pay for its own treatment?
The whole building is treated because it is a single system of shared spaces and channels. Treating some flats and leaving others untreated means the pigeon simply moves from treated to untreated space.
How much does bird and pigeon control in Al Quraiyat cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Quraiyat.
