Why they keep coming back in Al Rabwah

Flats above commercial premises see far more pigeon traffic than detached villas, and pigeons favour the sheltered cavities between storeys over exposed roofs. The method is set out in full on our Bird and pigeon control service.

The first reason

Cavities above ground floor shops

Ground floor commercial units create dark sheltered voids directly above them, ideal nesting territory hidden from view. Removing nests from between storeys is harder than rooftop work and requires the shop owner and flat owner to agree and coordinate access simultaneously.

How we work

Survey the roof and the facade

We walk the roof, the projections, the condenser platforms and the shafts, separate the nesting positions from the perching ones, and measure and photograph every ledge.

Strip the nests and treat the parasites

Droppings are wetted before they are lifted so nothing goes airborne dry, bagged closed, and the nest position is treated for ticks and mites before the surface is sanitised.

Close and fit

Netting tensioned on a perimeter wire with no gap at the corners, spikes or wire on the narrow projections, metal mesh across vents and shafts, and the roof drains freed of the nest material packing them.

The follow-up visit

We come back to check the tension, the corners and any position the flock has moved to, and correct what has slackened before a bird finds it.

In a mixed-use district, ground floor shops shed food scraps that attract pigeons, and the shop owner, residents and landlord may all disagree on who pays for control. Treatment requires clear documentation and written agreement from all parties.

Questions about this district

The shop owner below refuses to cooperate; what can I do?

You can fit barriers on your flat's entry points alone, but pigeons simply access the cavity from the shop's side or from untreated flats above. We recommend documenting the refusal in writing and noting that birds will return via the unprotected gaps. Some owners change their mind later.

My neighbour's flat shares my dividing wall; will I be affected?

Yes, pigeons migrate freely between adjacent flats through cracks and shared pipework. The treatment works best when the whole stairwell is done at once, or at minimum all flats on your entrance.

You are fitting barriers on the facade; will that damage how the building looks?

Spikes and mesh are visible from street level, but metal barriers are dark or silver and blend with an older facade. The deterrent protects the building instead of diminishing it.

How often do they come back after the barriers go up?

If the treatment seals every cavity and closes all openings, they do not return. If a single gap remains, they find it and wait, nesting again within weeks.

Droppings are streaming down the window; do you clean them?

We remove droppings from the ledge and roof during treatment, but heavy accumulation on glass or balconies may need additional cleaning work afterwards.

The villa next door is full of pigeons; will they return to mine after we treat?

If that neighbour has not treated their ledges, the birds have shelter there and will forage locally. Your barriers protect you, but pressure stays high while neighbouring sources remain active.
