There is a plot under construction next to me, is that the cause?

Digging on the neighbouring plot drives roaches out of the ground towards the nearest finished building, which is often yours. We treat the outer openings, the parking and the ground drainage first, to stop them getting in before we deal with the inside.

My block still has flats being fitted out, does that matter?

Yes. Work in an empty flat opens the pipework and pushes whatever is in it towards the occupied flats through the shared runs. We treat your flat and seal the shared pipe openings, so the roaches cannot come back from the neighbouring units.

The villa garden is watered daily, does that draw roaches?

Frequent watering leaves steady damp against the foundation and around the manholes, and that is water enough to keep an American cockroach living outside and then coming in. We adjust the irrigation points that sit against the wall and treat the garden perimeter.

The plot's drainage manholes are new, why do roaches come out of them?

Newly fitted manholes can sit with loose covers and open joints for a time, which turns them into a route an American cockroach climbs. We check the manholes near the entrance, treat them, and seal whatever of them can be closed.
