Cockroach control in Al Jamiah Jeddah

Al Jamiah is an older district north of the old Makkah road, where residential blocks sit directly above dense markets and busy restaurants around the University roundabout and Al Andalusia hospital. The kitchen on the ground floor stays warm and full of food all night, and from there German cockroaches climb into the flats above through pipe openings and wall cracks. The problem starts below you, not in your own kitchen.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Jamiah

In Al Jamiah's older blocks the complaint rarely comes from a single flat. When we open up the kitchen, the trail runs the length of the drainage riser that connects one floor to the next. The method is set out in full on how we approach Cockroach control.

The first reason

A commercial kitchen under your flat

The flats here sit on top of restaurants and food shops that trade late into the night. Their warm kitchens feed German cockroaches after dark, which then crawl upward into your unit. Treating your flat alone cannot cut off a source that lives on the floor below it.

The second reason

Old pipework shared between floors

The blocks in Al Jamiah are old, and their drainage is shared between floors and cracked with age. American cockroaches settle in these damp pipes and travel through them from flat to flat, so they turn up in a home where nobody has cooked a thing.

The third reason

Cracks in ageing construction

In these older buildings the kitchen walls and tiling have cracked over the years, and behind every crack sits a dark, warm void where a cockroach can lay its eggs, safe from any surface spray. We close these harbourages, not just the fronts you can see.

Before treatment

The species and the place decide the method

With restaurants and food shops packed along the ground floor, warm food sources stay open through the night directly under the flats, and the commercial waste drainage is shared with the residential units above it.

A small light brown German cockroach

German cockroach

It reaches Al Jamiah's flats from the restaurant kitchens on the ground floors, hiding in small clusters inside kitchen cupboards and drawer runners close to warmth.

A larger dark cockroach on a wooden surface

American cockroach

Larger, it climbs up from the commercial drains and the old shared pipework of these blocks, appearing in bathrooms and drain shafts after rain or when the gullies are rodded.

An oven and gas hob beneath wooden shelving

Appliance heat

The fridge, oven and water heater stay a constant source of warmth; in Al Jamiah's cramped kitchens the roaches gather behind the fridge motor and around the heater pipes.

A kitchen with a fridge; the gap behind it is a classic nest

The gap behind the fridge

Small kitchens in these old flats push the fridge against the wall, so the gap behind it becomes a warm, dusty strip that never gets cleaned, and the steadiest nesting spot of all.

A tap carrying water droplets

Water before food

A cockroach can bear hunger but not thirst; leaks from the old pipes under the Al Jamiah sink give it a constant supply of water, so we treat the damp before the food source.

A dimly lit kitchen at night

What you see at night

One or two roaches crossing the kitchen floor when you switch the light on at night point to a nest hidden nearby, usually behind an appliance or inside a cupboard.

How we work

  1. 1

    Inspect and identify

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

  2. 2

    Treat the harbourage

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

  3. 3

    Close what can be closed

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

  4. 4

    The follow-up visit

We come back once the surviving egg cases have hatched, check the points and re-treat where needed.

What cockroach control includes

  • A technician inspecting with a flashlight

    A recorded inspection

Species, harbourage points and moisture sources, established before anything is applied.

  • A gloved hand applying bait into a joint

    Placed gel bait

In cabinet joints, cracks and behind appliances, where the insect actually travels.

  • A spray nozzle in close detail

    Targeted spray where needed

On runways and junctions, never on preparation surfaces or open floors.

  • A metal floor drain

    Drain and entry treatment

Floor traps, shafts and pipe entries, which is where the larger species comes from.

  • A clean kitchen counter after treatment

    Aftercare instructions

Ventilation, what to cover, and when surfaces can be cleaned without undoing the work.

  • The visit report being written on a clipboard

    A scheduled follow-up

A set date after the first treatment, and re-treatment of anything still active.

Questions about this district

Is the restaurant on the ground floor the cause?

Usually, yes. The restaurant kitchen is a warm, open food source running all night directly beneath your flat. We treat the climbing points at the pipe runs and floor edges inside your unit, and we recommend the source below is dealt with too, so it does not simply build back up.

My neighbour sprayed and now they have moved to me. What now?

This is common in Al Jamiah's blocks. When one neighbour is treated, the roaches escape through the shared pipework to the nearest damp flat. We seal the pipe openings on your side and place bait along their crossing routes, rather than driving them on to somewhere else in the building.

Does the whole building need treating together?

Treating every flat at once is best in a building with shared pipework, but it is not a condition. We treat your unit and seal the points where they enter from neighbours; if a source remains with a repeatedly affected neighbour, we make that clear to you and the building owner.

Do the nearby markets make it worse?

Yes. The food shops and their stores around the roundabout collect food and cardboard that roaches breed in, and from there they spread into the neighbouring blocks along the pavements and drains. We concentrate on the building openings closest to those shops and seal the cracks around its perimeter.

Roaches come out of the bathroom drain. What do you do?

What comes out of the drain is usually the American cockroach rising from the old sewer line. We treat inside the pipe at the point where it climbs and fit or repair a proper drain cover, because spraying around the basin alone will not stop the ones coming up from below.

Do the restaurants' waste bins near the building attract them?

Yes. The food bins in the shared back passage are a permanent night-time breeding point that feeds whole blocks. We treat around the bin and the route the roaches take back to the building, and we recommend keeping it away from the service door and closed tightly at night.

How much does cockroach control in Al Jamiah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Jamiah.
