Al Sawari is a new northern Jeddah district of villas and freehold flats, sitting between King Saud Road and Prince Abdulmajeed Road with building still going on around it. Two things follow from that. Drainage is freshly laid and not yet sealed at every penetration, and residents are moving in with second-hand furniture and appliances. So we start at the way in, not at what shows on the kitchen floor.

Why they keep coming back in Al Sawari

Ground that is still a building site
Many Al Sawari villas back onto plots still under construction, with open trenches and temporary drainage next door. Disturb that ground and the large American cockroaches look for the nearest occupied home. We deal with the drains, chambers and the parking side that faces the works before they reach the kitchen.
Furniture arriving with new owners
People here are new to their homes, and many bring a used fridge or second-hand furniture into the villa. A single egg case tucked in an old drawer runner is enough to start a German cockroach colony in a kitchen that never had one. We check what was carried in and treat its seams first.
The villa garden holds the water
Al Sawari villas sit inside gardens and lawns that have to be watered through the northern heat, so moisture gathers under the paving and around the outdoor floor drains. Cockroaches shelter in those damp pockets and move in after dark, so we close the run from garden to door before the kitchen.
The species and the place decide the method
The district runs between two main roads whose landscaped medians are watered on a schedule, and the villas carry their own gardens and irrigation. That standing moisture sits close to the boundary walls and gives cockroaches water within reach of the doors.
German cockroach
The German cockroach reaches Al Sawari inside moving boxes and used appliances as people settle in, then it takes to the warmth of a brand new kitchen before anyone notices it.
American cockroach
The American cockroach comes up from the new drainage and the building plots next door, showing itself in villa car ports and ground floor bathrooms once the sun is down.

Questions about this district
I bought second-hand furniture for my new villa. Could it bring cockroaches?
It can. A small egg case hides in a drawer runner or behind an appliance panel and hatches in your new kitchen. We inspect anything that was carried in and treat its cracks and seams before it turns into a colony.
The plot next to me is still being built on. Does that matter?
Yes. Open digging and temporary drainage on a building site unsettle the American cockroach, so it heads for the nearest occupied home. While the works continue we concentrate on the drain entries and the parking area of the villa that faces the plot.
The drainage here is new, so why the large cockroaches?
New pipework is still joined to the public system, and the American cockroach climbs it to reach floor gullies and bathrooms. Being new does not keep it out. A loose cover or a dry trap leaves a way in, so we seal those and treat the lines.
Does watering the villa garden and the road medians make it worse?
The constant damp around sprinklers and under the grass gives cockroaches water and shelter close to the wall. From there they move to the door and kitchen after dark. We suggest easing back the irrigation and we treat the outer band between garden and house.
I own a freehold flat and neighbours have them too. Is this a shared problem?
In new freehold blocks the flats share the same waste stacks and light wells, so cockroaches travel between them through those. Treating your flat alone only helps for a while. It works better to coordinate the treatment with neighbours and to close the pipe runs between the units.
The district and the villas are new. Where do the cockroaches even come from?
New does not mean clear of them. They arrive with moved furniture, from the building sites next door, and up the drainage that ties into the public network. That is why we begin at the entry points rather than only spraying the surfaces you can see.
