Cockroach control in Al Shamiyah Al Jadid Makkah

Al Shamiyah Al Jadid is a new planned scheme on the Al Layth road: its villas and flats were handed over recently, and the furniture and appliances inside them arrived from somewhere else. Here the German cockroach does not creep up from old pipework. It rides in folded inside a carton or behind a fridge just moved in, and starts in a spotless kitchen. So we inspect what entered the home before we inspect the home.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Shamiyah Al Jadid

In the scheme's flats, the first sighting is usually in a modern kitchen barely a month old, and its source is an appliance or a piece of furniture that entered the home, not the building itself. The method is set out in full on how we approach Cockroach control.

The first reason

New build is not a safe build

The villas and flats of Al Shamiyah Al Jadid are recent, but the German cockroach takes no interest in the age of a building. It arrives with second-hand furniture, with appliances, and in moving cartons, then settles into the warmth of the kitchen. So we begin with whatever was brought into the home lately, not the walls.

The second reason

The gardens and irrigation are another way in

The scheme is full of gardens and lawns watered every day, and the drainage chambers around the villas are new but still collect moisture. From those chambers and manholes the American cockroach comes out after dark and crawls towards the entrances and ground-floor bathrooms, so we treat the outside as well as the inside.

The third reason

The commercial centre is a near neighbour

The scheme holds a commercial and leisure centre with its restaurants and storerooms, and the flats overlooking it sit next to a steady source of cockroaches. When they travel through the car parks and service corridors into the residential block, we trace the line of the crawl, not just the spot where one appears.

Before treatment

The species and the place decide the method

The scheme's gardens and green strips are drip-fed daily, and the new drainage chambers and ground-level manholes around the villas stay damp. That is where the American cockroach breeds, out of sight, before it crawls towards the entrances at night.

A small light brown German cockroach

German cockroach

It reaches the scheme's new flats with second-hand furniture, appliances and moving cartons, then settles in kitchen drawers and around water heaters where the warmth holds steady.

A larger dark cockroach on a wooden surface

American cockroach

Larger and coming from outside: the drainage chambers and manholes around the villas and the garden irrigation lines, from where it enters through floor drains and doorways at night.

An oven and gas hob beneath wooden shelving

Appliance heat

The modern villa kitchens are packed with built-in appliances: the fridge, oven and washer keep their corners warm, and that steady heat is what draws the cockroach to hide nearby.

A kitchen with a fridge; the gap behind it is a classic nest

The gap behind the fridge

A newly fitted kitchen leaves a narrow gap behind the fridge and the built-in units: warm, dark and rarely cleaned, and it is the first place we check in the scheme's homes.

A tap carrying water droplets

Water before food

Before food, the cockroach looks for water: air-conditioning run-off, garden taps and the damp of ground-floor bathrooms in the new villas are enough, so we dry the water sources first.

A dimly lit kitchen at night

What you see at night

One cockroach crossing the kitchen floor at night in a new flat means more are hidden in the built-in cavities: what you see is less than what you do not.

How we work

  1. 1

    Inspect and identify

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

  2. 2

    Treat the harbourage

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

  3. 3

    Close what can be closed

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

  4. 4

    The follow-up visit

We come back once the surviving egg cases have hatched, check the points and re-treat where needed.

What cockroach control includes

  • A technician inspecting with a flashlight

    A recorded inspection

Species, harbourage points and moisture sources, established before anything is applied.

  • A gloved hand applying bait into a joint

    Placed gel bait

In cabinet joints, cracks and behind appliances, where the insect actually travels.

  • A spray nozzle in close detail

    Targeted spray where needed

On runways and junctions, never on preparation surfaces or open floors.

  • A metal floor drain

    Drain and entry treatment

Floor traps, shafts and pipe entries, which is where the larger species comes from.

  • A clean kitchen counter after treatment

    Aftercare instructions

Ventilation, what to cover, and when surfaces can be cleaned without undoing the work.

  • The visit report being written on a clipboard

    A scheduled follow-up

A set date after the first treatment, and re-treatment of anything still active.

Questions about this district

Do new flats and villas get cockroaches too?

Yes. A recent building does not prevent an infestation, because the German cockroach comes in with what you carry into your home, the furniture and appliances, not with the age of the pipework. We treat the source that arrived with you, not the structure.

Can second-hand furniture bring cockroaches into my new home?

Often, yes. Used furniture, appliances and moving cartons are among the most common ways the German cockroach and its eggs reach the scheme's flats. When we arrive, we inspect these pieces first and treat their cracks and joints before anything else.

Do the scheme's gardens and irrigation attract cockroaches?

Daily watering and the green areas keep the soil and the drainage chambers damp, which is where the American cockroach shelters. It comes out of the manholes at night and heads for the villa entrances, so we treat the outdoor chambers and the garden edge alongside the inside.

My flat overlooks the commercial centre, does that raise the risk?

The centre's restaurants and storerooms are a constant source of food and moisture, and from there cockroaches move through the car parks and service corridors into the nearby buildings. We trace the route of the crawl from the commercial source to your flat and seal the ways in.

Can cockroaches move between flats in one block?

Yes, even in modern buildings. Shared waste pipes and vertical service risers connect the units, so cockroaches pass from one flat to the next. For that reason we advise treating these connection points, not your flat on its own.

We are moving into a new unit, when should we treat it?

The best time is before the furniture goes in, while the cupboards and cavities are empty and easy to reach. We inspect the appliances and furniture you are about to bring in, and treat the kitchen and bathroom cracks in advance, so life in the unit starts with no source in hiding.

How much does cockroach control in Al Shamiyah Al Jadid cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Shamiyah Al Jadid.
