We have just moved into a new villa, so why are there cockroaches?

A new home is not sealed by default. The water traps in floor drains can dry out before anyone lives there, opening a path up from the sewer, and the building sites around you push cockroaches your way. We check and seal the drains and pipe entries, then treat any nest that has already started.

Do the empty plots and building sites nearby bring them?

Yes. Rubble, open trenches and standing water on a building site make ideal breeding ground, and at the first disturbance the cockroaches move to the nearest occupied home. That is why we treat the perimeter of the villa, the thresholds and the low windows as well as the inside.

Do sea humidity and the flat's air conditioning play a part?

A large part. The damp coastal air and the condensation from the AC units give cockroaches a constant water supply, so they never have to forage far. We deal with small leaks and route the air-conditioning drain away from the walls before we place any bait.

We water the villa garden daily, does that make it worse?

Daily watering keeps the soil and drains damp, which draws the American cockroach to nest near the planters and the garden inspection chambers. You do not need to stop watering. Instead we treat the outdoor drainage points and stop it getting in through the garden door.

Can cockroaches arrive with a fitted kitchen or new appliances?

They can. The German cockroach travels between kitchens hidden in removal boxes and behind new appliances, and it may not show for weeks. We check the fridge and oven connections and the cabinet seams, and place targeted bait where it hides rather than where you happen to see it.

There is a shop below us in the same building, what should we do?

In Al Zumurrud flats and shops share the residential-commercial plots, and a restaurant or grocery below can be the source. Treating your flat alone will not hold if the unit downstairs is left untreated, so we advise coordinating the treatment with the commercial unit and the shared drainage run.
