New drainage openings are left uncovered, and through them the large American cockroach climbs into bathrooms at night, up a pipe run that has not yet been sealed. We just moved into a Maqam villa, did the cockroaches come with the furniture?

Very often, yes. The German cockroach travels inside drawers, appliances and cardboard, then shows itself a few days after they arrive. That is why we inspect the moved furniture and the kitchen first, and treat what emerges from them before it spreads through the rest of the villa.

The villa is brand new, how did cockroaches get in?

Being new does not keep them out. The fresh pipework connects to the public drain, and the gaps around the new fittings stay unsealed, so the American cockroach climbs up from the gullies while the German one arrives with shopping and furniture. Age of the building is no protection.

There is empty ground and a villa being built next to us, is that connected?

Yes. Building sites and empty plots hold standing water and open drain mouths where the American cockroach nests, and from there it moves into the occupied villas nearby after dark. We treat the entry points on the side facing that ground first, then work inward.

Can cockroaches move over from the neighbour's villa that is still being finished?

It can happen. Villas under fit-out are left with doors and drains open, so they become a temporary staging point for cockroaches looking for water. We treat your villa from the inside and close its shared entry points so the crossing from next door does not simply repeat.

We fitted a new kitchen, do the gaps around the pipes shelter cockroaches?

Yes, and they are the most important places of all. The openings around the sink and washing-machine pipes are usually left unsealed after fitting, and they are damp and dark, so the German cockroach moves in and lays eggs there. We treat them and advise sealing once the product has dried.

Should we treat the villa before we move the furniture in?

In Maqam it is a useful step. Treating the kitchen, bathrooms and drain points before you furnish makes it harder for anything arriving later with the furniture to settle, and it leaves active product in the gaps before they fill with belongings and become hard to reach.
