Cockroach control in Badr Makkah

Badr is one of the Al-Sharai plans, a young subdivision on Makkah's north-western edge beside Al-Khadra where villas have been handed over recently and plots nearby are still being finished. That changes cockroach work: the German kind rides in with a household's move-in cartons, while the American kind travels up from freshly laid sewer lines and the standing water on unbuilt plots next door.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Badr

In Badr the first roach a family notices in a freshly occupied villa has usually come through an unsealed gap around a pipe, where the new concrete has not yet closed the route in. The method is set out in full on how we approach Cockroach control.

The first reason

Villas only just handed over

Most homes in Badr were handed over recently, and families move in with cartons, appliances and furniture that may be second-hand. The German cockroach does not walk in off the street: it is carried in with those things and settles into the new kitchen before anyone has noticed it.

The second reason

Plots next door still unbuilt

Badr is ringed by plots not yet developed and by live building sites, where water stands and manholes sit open. This is where the large American cockroach comes from: it crosses the empty ground to the nearest villa and enters through a drain, so treating the house alone leaves the source untouched.

The third reason

New pipework not yet sealed

In a recent villa the gaps around pipe penetrations and service ducts are still open, and the concrete has not fully set around every hole. These are routes a roach uses freely, the same ones an older settled house closed long ago, which is why work in Badr includes sealing them, not just spraying.

Before treatment

The species and the place decide the method

The sewer network and manholes under Badr's newly laid roads were dug and connected only recently, and around them sit plots not yet built on where construction water collects. Both are exactly where the American cockroach breeds, a short crawl from the villas.

A small light brown German cockroach

German cockroach

In Badr the German cockroach arrives with the belongings of a family that has just moved into its villa, then hides in a new kitchen drawer close to something warm.

A larger dark cockroach on a wooden surface

American cockroach

The American kind climbs out of the manholes in the new streets and out of building water on the plot next door, then enters the villa through a floor drain.

An oven and gas hob beneath wooden shelving

Appliance heat

Newly fitted kitchens in Badr give off warmth behind the fridge and oven motor, and that steady heat is what invites a cockroach to shelter beside it.

A kitchen with a fridge; the gap behind it is a classic nest

The gap behind the fridge

In a new villa the fridge recess and the pipe chase behind it stay open, warm and undisturbed, so it becomes the first place a roach hides.

A tap carrying water droplets

Water before food

Even a clean new kitchen offers water first: the drain trap and the air-conditioning condensate. A cockroach looks for a drink before it looks for food.

A dimly lit kitchen at night

What you see at night

A single roach on Badr's new floor tiles at night points to a drain line or a service opening that has not been sealed yet.

How we work

  1. 1

    Inspect and identify

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

  2. 2

    Treat the harbourage

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

  3. 3

    Close what can be closed

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

  4. 4

    The follow-up visit

We come back once the surviving egg cases have hatched, check the points and re-treat where needed.

What cockroach control includes

  • A technician inspecting with a flashlight

    A recorded inspection

Species, harbourage points and moisture sources, established before anything is applied.

  • A gloved hand applying bait into a joint

    Placed gel bait

In cabinet joints, cracks and behind appliances, where the insect actually travels.

  • A spray nozzle in close detail

    Targeted spray where needed

On runways and junctions, never on preparation surfaces or open floors.

  • A metal floor drain

    Drain and entry treatment

Floor traps, shafts and pipe entries, which is where the larger species comes from.

  • A clean kitchen counter after treatment

    Aftercare instructions

Ventilation, what to cover, and when surfaces can be cleaned without undoing the work.

  • The visit report being written on a clipboard

    A scheduled follow-up

A set date after the first treatment, and re-treatment of anything still active.

Questions about this district

We have just moved in and seen one, is the villa infested?

Not necessarily. In a freshly occupied villa a single roach has often arrived with the furniture or come through an unsealed pipe rather than bred indoors. We check whether it is a stray or the start of a colony in the kitchen, and treat on that basis.

Could they be coming from the empty plot next door?

Often yes, with the large American kind. The undeveloped plots and building sites around Badr hold standing water and open manholes, and from there a roach crosses to the nearest villa. That is why we inspect the floor drains and the outside perimeter, not the kitchen alone.

We brought a used fridge and kitchen units, can they carry roaches?

Yes. Second-hand appliances and cabinets are one of the commonest ways the German cockroach reaches a new villa, because its egg cases sit hidden in cracks and motor housings. We check these items and treat them from the inside, not just wipe the surface.

The road outside was recently dug for services, is that a source?

It can be. Recent digging and new manholes in Badr's streets disturb the American cockroach and open a path towards the nearby villas. We treat the floor drains and pipe entries as the first point of entry, and check the perimeter where the works ran.

Does watering the new garden attract them?

Heavy irrigation of a new garden and fresh turf leaves moisture and pooled water against the outside walls, which is the first thing a cockroach seeks. Adjusting the watering and keeping water off the villa's foundation reduces the draw a great deal alongside the treatment.

The villa next door is still being finished, does that matter?

Yes. An empty villa or one under finishing beside you can harbour roaches that nobody is treating, and they move across through a shared wall or shared pipework. We take that source into account and close the shared openings as far as we can while treating your side.

How much does cockroach control in Badr cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Badr.
