Safa is a recently renamed subdivision at the far southern edge of Al-Shara'i, southwest of Al-Maghmas, and most of its homes are new villas whose owners moved in recently. Here, cockroaches do not arrive because a building is old. They come in with the furniture and appliances carried inside, and they climb up a new drainage network that still runs low. So we begin at the point of entry, not the room where you saw one.

Why they keep coming back in Safa

In Safa's villas, the first sign tends to show up in kitchens whose appliances were only just fitted, and the source is usually a moving box or a piece of used furniture brought in at the move. The method is set out in full on the full Cockroach control page.

The first reason

The infestation arrives with the furniture

Most homes in Safa are newly built, and the German cockroach does not appear from nowhere. It rides in inside moving boxes, second-hand furniture and the appliances brought in when a family moves. It settles in the warm new kitchen and starts breeding before anyone notices a thing.

The second reason

A new drainage network that runs low

Because the subdivision is new, the drainage network is still only partly used, and in Safa's heat the traps dry out quickly. Through those manholes and unsealed pipe joints the American cockroach climbs from the ground into the bathrooms, so we close its routes before any treatment goes down.

The third reason

Building next door and open ground

Many plots around Safa are still under construction or standing empty, and the joints in fresh concrete and the unsealed conduit entries give the insect shelter. So we inspect the perimeter of the villa and its openings, not the kitchen alone, because the source may well be in the ground next door.

The species and the place decide the method

Safa sits on a dry desert edge at the far south of Al-Shara'i. Its drainage network is new and lightly used, so the traps dry out and the manholes and floor gullies become a route the American cockroach climbs in search of moisture.

German cockroach

The smallest species and the fastest to breed. In Safa it arrives with furniture and appliances carried in, then hides in the cracks of a new kitchen, close to warmth and water.

Larger and a glossy reddish brown. It climbs the new drainage network and its manholes into Safa's bathrooms, and it tends to appear on its own rather than in a group.

Appliance heat

Appliances fitted only recently in Safa's kitchens stay warm behind them, and that warmth draws the German cockroach to shelter behind the fridge, the oven and the washing machine.

The gap between the fridge and the new kitchen wall is dark, warm and close to water, which makes it the first place the German cockroach settles in the villa.

Water before food

On Safa's dry edge water is scarcer than food, so cockroaches gather first at sources of moisture: the kitchen sink, the bathroom and the space under the water heater.

What you see at night

A cockroach out on Safa's tiles at night has come out looking for water. Its harbourage, and where it lays its eggs, sit deeper inside the cupboards and the closed voids.

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

Questions about this district

I have just moved into a new villa, so why are there already cockroaches?

A new house is not a pest-free house. In Safa the problem usually travels in with moving boxes, furniture and appliances, or climbs up from a new drainage network. That is why we look for the point of entry rather than the age of the building.

Does building work on the plot next door affect me?

Yes. Digging and construction around Safa disturb insects in the ground and in site waste, and push them towards the occupied homes nearby. We take that into account and strengthen the protection of the villa's outer openings alongside treating the inside.

I bought second-hand furniture and appliances. Should I check them?

Yes, and it matters in Safa. The German cockroach and its egg cases hide in the seams of used furniture and behind the panels of electrical appliances, so they move into your kitchen unseen. Check each piece before you bring it in, and tell us about it when we treat.

Does watering the new garden attract cockroaches?

The steady moisture from garden irrigation and its hoses gives the American cockroach the water it needs on a dry desert edge. As part of treating the perimeter we check the irrigation run-off and the spots where water pools against the outer wall.

My house is new and so are its pipes, so how do roaches come from the drains?

Safa's new drainage runs low, so the traps dry out and the American cockroach finds it easy to climb up. We treat the floor drains and make sure the pipe entries are sealed, so the manholes no longer stay an open road inside.

The villa next door is still empty. Does that matter to me?

Yes. Empty homes and unbuilt plots in Safa become shelters where the insect breeds undisturbed, then moves across to its occupied neighbour. That is why we concentrate on the points of entry on the side facing the empty plot.
