Disinfection in Al Falah Jeddah

Al Falah is a newly built district in north Jeddah beside King Abdullah Sports City, with villas, apartment blocks and shops laid out on orderly streets. The district developed on inland, initially dry ground only a few years ago, but continuous building on its edges stirs dust and moisture into the air. New building foundations may trap groundwater beneath them, and disinfection must reach what is hidden underground as well as visible surfaces.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Falah

The main streets carry heavy traffic from clinics, shops and schools, while dust from ongoing construction work nearby enters every flat and villa through open windows, leaving a fine sediment on all horizontal surfaces. The method is set out in full on our Disinfection service.

The first reason

New building foundations trap groundwater that rises through structures

Al Falah was built on level ground; foundation excavation may have broken through or exposed groundwater layers. Moisture rises through concrete and walls, encouraging mould growth inside. Disinfection must address the underlying moisture source first, otherwise mould returns within weeks of treatment.

The second reason

Ongoing construction on the district edges raises dust and contaminants

Vacant plots and digging operations on the fringes generate fine dust that drifts into homes and flats. This dust carries bacteria and fungal spores; disinfectant alone cannot solve the problem. Mechanical cleaning and thorough ventilation before treatment are essential.

The third reason

Shops and clinics on main streets attract flies and insects from nearby vacant land

Food shops and medical clinics on Al Falah's main streets draw insects and flies from the neighbouring empty plots. Disinfection eliminates what is present, but new insects enter from outside quickly. Separate pest control alongside disinfection may be necessary for lasting effect.

Landmarks of Al Falah

Work in Al Falah focuses on main street rows and the open spaces around King Abdullah Sports City. Al Falah Park and Al Falah Plaza provide clear coordination points, and proximity to Al Falah Primary Health Care Centre aids scheduling for neighbouring homes and apartment access.

Before treatment

What we look at before the product is chosen

The district is bounded by Al Bashair to the north, Al Hamdaniyah and Al Salihiyah to the south and Al Rahmaniyah to the east, surrounded by active construction sites, excavations and the neighbourhood parks on its fringes.

The touch points

Touch points in new Al Falah are door handles, stairway railings and switches, all recently installed but accumulating dust and fingerprints rapidly from the surrounding construction activity.

Porous surfaces

The porous surfaces of new concrete and modern paint absorb disinfectant quickly and may need higher concentration or longer wet contact times on bare grey concrete than on sealed surfaces.

The finish itself

Modern paint on walls and ceilings should be safe with approved disinfectants, but a test patch on an inconspicuous area first ensures the colour or finish is not damaged by the product.

The air conditioning unit

Air conditioning units in new flats need filter and fan disinfection, and pre-cleaning to remove dust prevents the disinfectant being blocked from reaching the surfaces that need it.

A metal floor drain set into tiling

Floor traps

Floor traps in new districts may be unblocked, but excess water from the construction phase may remain trapped, holding moisture and attracting bacterial growth. Direct application into the trap chamber is necessary.

Shared entrances and stairs

Shared doors and stairs in modern residential blocks accumulate germs from new residents and frequent movement between units. Regular disinfection of these zones is necessary even in brand-new buildings.

How we work

  1. 1

Walk the space and list the surfaces

We go through the rooms and mark the touch points, the porous surfaces and the finishes, then ask what prompted the call: illness at home, moving into a new place, building work, or a smell that arrived out of nowhere.

  2. 2

Clean what we are about to treat

We take the film of dust and grease off the surfaces that are in scope, so the product reaches the surface itself. This is preparation for the treatment, not general house cleaning.

  3. 3

Apply it, and hold the contact time

Hand work on the touch points, a product matched to each surface, and the surface left visibly wet for as long as that material needs before it is dried off. Cold fogging comes last, for what a cloth cannot reach.

  4. 4

    Ventilate and hand back

We open the place up, rinse food preparation surfaces with water, and tell you when each room goes back into use. We give you that timing on the call, because it changes with the product and the space.

What a disinfection visit includes

  • A technician inspecting with a flashlight

A surface and touch point survey

What gets treated, and with what, settled before anything is opened.

  • A spray nozzle in close detail

Soil off first, then the disinfectant

The greasy film comes off first, then a product that stays wet for the contact time it needs.

  • A metal floor drain

Floor traps and the air conditioning drain

Floor traps, sink outlets and the drain tray, which is where most smells actually begin.

  • A spray nozzle in close detail

    Cold fogging for the space

For upward faces and corners a cloth never reaches, done as the last thing before we leave a room.

  • A clean kitchen counter after treatment

    Ventilation and use instructions

What gets rinsed with water, what is left alone, and when each room goes back into use.

  • The visit report being written on a clipboard

A scheduled repeat when it is needed

For shared entrances and places people pass through every day, because a disinfectant leaves nothing behind to stop the next contact.

What is different about Taybah Sub-Municipality

Taybah sub municipality covers the newly built districts of north east Jeddah along Al Haramain Road and Asfan Road. New villas and apartment buildings stand among vacant plots, building sites and half finished subdivisions. Al Hamdaniyah is the oldest and densest part with its markets and shops, while Al Furusiyah, Al Bashair, Al Rahmaniyah, Al Falah and Al Salihiyah are mostly recent. The ground is inland and away from the sea, dry and dusty, rest houses, camps and stables on the fringes draw flies and crawling insects, and constant digging and construction stirs rodents out of the empty plots.

Questions about this district

A new flat in Al Falah, does moisture come from the building itself or from outside humidity?

Moisture can come from both sources. New construction traps humidity from mixing and initial curing, and the outside air in a district with active building work carries additional moisture. Natural air circulation and good ventilation for several weeks after moving in helps the building dry out completely.

How do we reduce humidity before disinfection? Open windows or close them?

Before disinfection, windows and doors should be fully open to dry the space as much as possible. Immediately after application, close windows to allow the disinfectant to work without rapid evaporation. After the required contact time, open thoroughly to clear odours.

Is black mould on the foundation a health hazard or just an unsightly appearance?

Black mould releases spores into the air that can cause respiratory problems, especially in children and those with allergies. Removal and disinfection are necessary for health reasons, not just cosmetic ones.

After disinfection, does mould return quickly in a new district like Al Falah?

If moisture sources remain active, mould will return quickly even after thorough disinfection. Managing humidity through ventilation and drying, and repairing any leaks, matters more than disinfection alone. Both must be tackled together.

King Abdullah Sports City is next door; does location affect disinfection needs?

Sports facilities attract large numbers of daily visitors and may increase bacterial circulation in the surrounding area. Homes near the complex may benefit from more frequent disinfection as a preventive measure.

Dust from neighbouring construction enters the flat through the air conditioning; is disinfection enough?

Disinfection eliminates germs in the existing dust but does not prevent new dust entering. Regular cleaning of air filter elements, their replacement on schedule, and thorough wiping of vents and window frames before disinfection are all necessary.

How much does disinfection in Al Falah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Falah.
