Gaps between timber, metal and concrete widen as timber swells from humidity. We inspect these gaps at every visit and seal them with salt resistant silicone.

We walk the outside boundary and then the inside: gaps under doors, pipe runs, vents, condensate lines, drains, the bin area and the store, and we fix the monitoring points before anything is applied.

Close the routes

Mesh on the vents, the gap under the door dealt with, the sleeve around a pipe run closed, and water put back into the drain nobody uses. Exclusion saves a spray that would otherwise repeat forever.

The band and the placed product

A residual band at the base of the wall outside and around door and window openings, with placed product inside joints and closed voids where it is warranted, and no open spray across living surfaces.

Questions about this district

My villa is surrounded by a large irrigated garden. Does that affect the programme?

Large irrigated gardens supply water and food for rodents. The programme reduces rodent entry into the house but you must keep irrigation at least a metre from the outside wall base.

I am away from the villa for six months. When do I need preventive treatment?

A week before you leave we visit, seal what we can and inspect the house. A week before you return we visit again and check the monitoring points. A closed villa on the coast needs double protection.

Mosquitoes are around my garden even in winter. Why?

Cool water and coastal humidity support mosquitoes even in winter. Irrigated gardens and low spots in them create breeding pools. Preventive treatment reduces mosquitoes but tanks and pooled water need separate care.

My air conditioning drainage runs into the garden. Is that safe?

Air conditioning drainage adds fresh water to the garden and rodents are drawn to it. It is best to direct drainage away from the villa or use covered pipes. Water should not pool at the wall base.

The corniche is very close to my villa. Does that affect the programme?

Nearness to the sea keeps pressure constant and high. Villas close to the corniche need closer monitoring and a stronger external band, because humidity and sea insects enter from every direction.
