Preventive treatment in Al Ruwais Jeddah

Al Ruwais is an established district west of Madinah Road near the corniche, mixing old apartment blocks standing closely together with newer buildings. Old quarters undergoing redevelopment and narrow complex passages weave through the area. Drainage and water networks in the older parts are aged and cracked, and sea humidity increases towards the corniche and port. This blend of old buildings, tight passages and high dampness makes Al Ruwais a high pressure zone for rodents and cockroaches.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Ruwais

Narrow and complex passages between old apartment blocks provide safe routes for rodents and insects, and cracked aged sewage pipes provide year round indoor shelter for rodents and cockroaches. The method is set out in full on our Preventive treatment service.

The first reason

Old and new buildings packed tightly side by side

Al Ruwais mixes very old apartment blocks with new buildings on the same street and in adjacent yards. Old buildings contain numerous holes and cracks, new ones are better protected but sit very close to the old stock. Insects and rodents move easily from old to new via shared passages and connected pipework.

The second reason

Narrow complex passages between and around blocks

Al Ruwais is defined by very narrow passages between buildings and around redeveloping old quarters. These dark damp passages provide ideal environments for rodents and cockroaches to hide and breed. They are hard to reach for spraying but they are direct routes for insects to enter homes.

The third reason

High sea humidity near the shoreline and port

Al Ruwais sits close to the corniche and port where sea humidity stays high all year, keeping timber and pipes constantly damp. Humidity speeds material breakdown and widens cracks, continuously creating new passages for rodents and insects.

What a preventive visit reads

An old district west of Madinah Road mixing closely packed old and new apartment blocks, with quarters under redevelopment, the International Medical Center and Haifa Mall serving the residents.

The base of an exterior wall where the building meets the ground

The base of the outside wall

The base of the exterior wall in Al Ruwais faces very high humidity from the shore and sea, so we lay a thick residual band from humidity resistant material and seal with strong durable material that tolerates expansion and contraction.

An exterior door threshold and the gap beneath it

Gaps and openings

Small gaps and cracks in exterior walls and foundations become safe routes for insects and rodents, so we seal them with durable material and flexible humidity resistant filler.

An outdoor air conditioning unit with a condensate pipe on the wall

Air conditioning condensate

Air conditioning condensate pools at the base of exterior walls and creates permanently damp zones, so we place a monitoring point near the outlet to track activity.

A metal floor drain set into a tiled floor

Floor drains

Floor drains in passages and rear yards may clog or be unclear because of building age, so we inspect and ensure water drains freely from perimeter areas.

A drip irrigation line in damp soil beside planting

Irrigation against the wall

Irrigation against walls is rare in Al Ruwais but humidity from air and rain pools against walls, so we focus on sealing gaps at the line where walls meet damp ground.

A closed monitoring station at the foot of a wall

The monitoring points

Monitoring points are placed at every flat entrance, in passages, in narrow gaps and at large holes in pipes to detect rodent and insect activity early.

How we work

  1. 1

    The baseline survey

We walk the outside boundary and then the inside: gaps under doors, pipe runs, vents, condensate lines, drains, the bin area and the store, and we fix the monitoring points before anything is applied.

  2. 2

    Close the routes

Mesh on the vents, the gap under the door dealt with, the sleeve around a pipe run closed, and water put back into the drain nobody uses. Exclusion saves a spray that would otherwise repeat forever.

  3. 3

The band and the placed product

A residual band at the base of the wall outside and around door and window openings, with placed product inside joints and closed voids where it is warranted, and no open spray across living surfaces.

  4. 4

The scheduled visit: read, renew, record

We read the points to see which side is under pressure, renew the band where sun or irrigation has taken it, aim the visit at what the coming season opens up, and write down what was found and what was used.

What the preventive programme includes

  • A technician inspecting with a flashlight

A survey, then a check every visit

Entry points, moisture sources and storage, recorded before anything is applied and revisited each time.

  • A gloved hand applying bait into a joint

    Monitoring points that get read

At the wall and floor junction, under sinks and in the store, checked on every visit rather than only the last one.

  • A spray nozzle in close detail

    A renewed exterior band

At the wall base and around the openings, put back wherever sun or irrigation took it between visits.

  • A metal floor drain

    Drains, water lines and waste

The water seal in the drains, the condensate line and the ground around the bins, which are the standing water and food sources.

  • A clean kitchen counter after treatment

    Between the visits

What to keep dry, what to keep closed, and what is worth a call before the next date. Ventilation we tell you before the visit.

  • The visit report being written on a clipboard

A scheduled visit and a record of each

An agreed date, what the points held, what was treated, and what changed since last time.

What is different about Al Sharafiyah Sub-Municipality

The Al Sharafiyah sub municipality runs across central Jeddah from Al Ruwais near the Corniche eastwards through Al Sharafiyah, Al Wurud and Bani Malik to Al Naseem at the Haramain Road. It was among the first areas to grow beyond the old wall, and it is dominated by dense apartment blocks over shops along King Fahd Road and Palestine Street, with old popular quarters, the Bani Malik market, car workshops and storerooms. Ageing buildings, worn drainage and the refuse of restaurants and markets make cockroaches and rodents the most persistent pests, and humidity rises towards the sea.

Questions about this district

Do old flats in Al Ruwais need different protection than new ones?

Yes, old flats in Al Ruwais need more intensive programmes than new ones. We focus on sealing holes and cracks in foundations and pipes and treating internal building passages.

How often do flats in Al Ruwais need preventive visits?

Flats in Al Ruwais need preventive visits on average every three weeks because of steady pressure from old pipes and high humidity. Visits may increase during summer.

Are old quarters under redevelopment additional pressure sources?

Yes, old quarters being redeveloped hold excavations and construction waste, providing fertile breeding ground for rodents. Flats neighbouring these quarters face higher pressure.

Are monitoring points adequate in narrow passages?

Narrow complex passages need multiple monitoring points placed in different directions. We try to cover every possible rodent and insect route.

Can all holes in old pipes be sealed?

Most large holes can be sealed, but very fine cracks may remain. We focus on the largest holes and gaps and lay strong exterior bands to protect remaining openings.

Does high humidity affect exterior band effectiveness?

High humidity reduces exterior band lifespan but we use humidity resistant materials. The band needs reapplication every three to four months because of high sea humidity.

How much does preventive treatment in Al Ruwais cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Ruwais.
