Termite control in Al Ruwais Jeddah

Al Ruwais is an old district west of Madinah Road, where decaying apartment blocks stand beside newer buildings. Its foundations rest on damp ground close to the Corniche and above very old drainage pipes. Persistent moisture and weakened footings create ideal conditions for termite colonies.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Ruwais

In Al Ruwais, unrenovated old apartment blocks already shelter established termite colonies, and moving from a treated building to an untreated neighbouring one can reintroduce infestation within a year. The method is set out in full on how we approach Termite control.

The first reason

Ancient foundations under old unrepairable apartment buildings

Some Al Ruwais blocks are over fifty years old, their foundations settled on damp ground and never rebuilt. Termites find permanent homes in these ancient footings, and treatment is not repair but continuous monitoring over years.

The second reason

Worn pipes leak water and moisture beneath the buildings

The drainage network in Al Ruwais was built with the district's first construction, and repairing it means excavating whole streets. Continuous leakage maintains soil moisture at the exact level termites favour, and treating the ground without fixing pipes does not prevent return.

The third reason

A district near the sea means moisture in the air year round

Al Ruwais is very close to the Corniche, and sea air carries humidity to buildings and walls. Single treatment may not suffice, and periodic monitoring and additional treatments may be needed every two to three years.

Al Ruwais on the map

Al Ruwais sits about 1.5 km from Al Sharafiyah and about 3.5 km from Al Wurud.

Before treatment

The evidence that decides the treatment

The district sits near the Corniche on Hail Street which has been rehabilitated, but the old buildings and aged drainage network beneath mean moisture never retreats, especially in winter and spring.

Narrow mud tubes running up a concrete wall

Mud tubes

Mud tubes in Al Ruwais appear on ancient footings and internal walls of enclosed voids, and because of persistent moisture they are rebuilt quickly after treatment.

Discarded transparent wings on a window ledge

Shed wings

Shed wings gather each spring in large numbers at cracks and gaps, a clear sign of active colony and need for monitoring or additional treatment.

A damaged timber frame showing internal galleries

Hollow timber

Hollow timber shows in old floors, stored furniture, wooden doors and windows, and decay may be advanced before termites are found.

A dark damp patch below a pipe at a wall base

The water source

The water source in Al Ruwais is the damp foundation, leaking pipes and sea air, and reducing any of these slows termite activity but does not stop it entirely.

Cardboard boxes and timber stacked on a store floor

Cellulose on the floor

Cellulose from furniture, stored timber, floors and fixtures provides continuous bait, and treatment surrounds it but replacing wood or furniture can re introduce the risk.

A concrete joint and a pipe passing through a floor slab

Joints and pipe entries

Joints and pipe entries are numerous in old buildings, and re-checking them every six months reveals any new pathways for termites.

How we work

  1. 1

    Inspect and trace

We sound the timber and the skirting, take moisture readings, and follow the tubes to the point where they leave the soil. We also settle the species, because one that lives inside dry wood is not treated like one that lives in the ground.

  2. 2

Treat the soil around the building

A narrow trench at the footing and injection at regular spacing, so the treated band runs continuous with no gap to walk around.

  3. 3

Drill the joints, inject the timber

Small holes at spacing along the slab joints, the wall bases and the pipe entries, direct injection into the galleries inside the affected timber, then the holes are closed and made good.

  4. 4

    Bait stations and monitoring

Stations in the soil carrying a slow-acting material the workers pass through the colony by mouth-to-mouth feeding, and we come back to read them, because an empty tube on a wall proves nothing on its own.

What termite control includes

  • A technician inspecting with a flashlight

    A traced, recorded inspection

Sounding, moisture readings, tubes traced back to the soil, and the species settled before anything is applied.

  • A spray nozzle in close detail

A treated band at the perimeter

Trenching and injection at the footing, spaced so the band is continuous rather than a set of patches.

  • A metal floor drain

    Joints and service penetrations

Slab joints, pipe entries and floor drains, which are the ways up through the concrete.

  • A gloved hand applying bait into a joint

    Bait stations in the soil

A slow material carried back through the colony by feeding exchange, rather than stopping the workers at the wall.

  • A clean kitchen counter after treatment

    Aftercare instructions

What not to dig or water near the treated band, what to keep off the walls, and the ventilation time we set for your case.

  • The visit report being written on a clipboard

    Scheduled monitoring visits

Reading the stations, sounding the same timber again, and treating any new activity.

What is different about Al Sharafiyah Sub-Municipality

The Al Sharafiyah sub municipality runs across central Jeddah from Al Ruwais near the Corniche eastwards through Al Sharafiyah, Al Wurud and Bani Malik to Al Naseem at the Haramain Road. It was among the first areas to grow beyond the old wall, and it is dominated by dense apartment blocks over shops along King Fahd Road and Palestine Street, with old popular quarters, the Bani Malik market, car workshops and storerooms. Ageing buildings, worn drainage and the refuse of restaurants and markets make cockroaches and rodents the most persistent pests, and humidity rises towards the sea.

Questions about this district

The building beside ours has termites and has not been treated: will they come through our shared wall?

Yes, high probability. Shared walls between blocks provide direct passage for termites. Treating your building stops entry from your side, but continuous monitoring is needed, and warning your neighbour may lead to unified treatment.

Our flat is on the third floor: do termites climb to upper storeys?

Yes, they climb through pipes and gaps between walls. Upper flats may be far from the damp soil but pipes connect everything. Treating each flat may be necessary if entry starts from below.

The flat next to us is furnished and rented: is it more likely a termite source than a residential flat?

A furnished flat may be a greater source if the second hand furniture came from an infested area. But the residential flat next to it can catch infestation easily if joints are shared. Timely treatment prevents spread.

Treating our flat in an old block: will it protect us from the neighbours' termites?

It protects you from direct neighbours only. But if the whole block is at risk, termites may come from below or from another direction. Treating the entire block is far better than one flat.

The floor is very old wood with high moisture beneath it: can it be saved?

If moisture is very high, the timber may have lost strength already. Treatment stops active termites but may not stop rot. Raising the floor or building a new one may be necessary.

Water shows beneath the floor after rain: is soil treatment alone enough?

No, soil treatment stops termites using water as a route, but the water itself must drain away. Fixing drainage or improving sub floor ventilation is necessary to prevent return.

How much does termite control in Al Ruwais cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Ruwais.
