Preventive treatment in Al Sanabel Makkah

Al Sanabel is a packed apartment district south of Al Aziziyah with multi-storey buildings sharing single or dual entrances. Preventive treatment here focuses on protecting the shared entry, corridors and lifts that connect hundreds of residents in one tower. Insects moving between units travel through these common routes first.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Sanabel

Shared corridors and sealed passages in the tower blocks hold heat and moisture, creating ideal conditions for insects to gather between floors before moving into flats. The method is set out in full on Preventive treatment in detail.

The first reason

Shared entries connecting hundreds of residents

Al Sanabel's high-rise buildings have one or two entries serving all residents. Flats stack vertically in towers, and corridors, lifts and stairwells become direct routes for insects spreading between units unless protected from the start. A single entry point becomes a bottleneck.

The second reason

Vertical piping and drainage networks

Shared pipes and drains run vertically through the buildings linking every flat. Cracks and gaps around pipes in party walls offer direct routes for crawling insects and rodents between adjoining units, with movement travelling up and down the tower.

The third reason

Moisture concentrated in sealed corridors

Interior corridors and unlit spaces without direct air flow collect heat and humidity. These damp sealed zones between apartment block walls become magnets for insects escaping one flat and searching for shelter before entering another.

Landmarks of Al Sanabel

Al Sanabel is reached through King Khalid Road to the east and Muzdalifah Road to the south, the main approaches for regular visits. Al Iman Mosque and the surrounds of Al Mousa Park mark the district position for the preventive schedule.

What a preventive visit reads

Tightly set apartment blocks on a relatively compact street grid, with shared entrances that encourage insects and rodents to congregate before reaching individual units.

The base of an exterior wall where the building meets the ground

The base of the outside wall

The base of the shared entry wall is the first line of defence: a band goes on the threshold, first steps and around pillar bases where insects first appear.

An exterior door threshold and the gap beneath it

Gaps and openings

Electrical and lighting openings in corridors and lifts are direct routes for insects between floors, so we treat around them right at source.

An outdoor air conditioning unit with a condensate pipe on the wall

Air conditioning condensate

Air conditioning drainage from flats sometimes feeds into shared pipes, and these collect moisture rapidly in sealed corridors.

A metal floor drain set into a tiled floor

Floor drains

Floor drains in corridors and shared areas often become constant moisture sources and shelter for crawling insects.

A drip irrigation line in damp soil beside planting

Irrigation against the wall

Irrigation systems on tower roof terraces or around the base cause damp patches on the outside wall and around its openings.

A closed monitoring station at the foot of a wall

The monitoring points

Monitoring points in the entry, corridors and lift tell us about insect movement between floors and which level the activity is happening on.

How we work

  1. 1

    The baseline survey

We walk the outside boundary and then the inside: gaps under doors, pipe runs, vents, condensate lines, drains, the bin area and the store, and we fix the monitoring points before anything is applied.

  2. 2

    Close the routes

Mesh on the vents, the gap under the door dealt with, the sleeve around a pipe run closed, and water put back into the drain nobody uses. Exclusion saves a spray that would otherwise repeat forever.

  3. 3

The band and the placed product

A residual band at the base of the wall outside and around door and window openings, with placed product inside joints and closed voids where it is warranted, and no open spray across living surfaces.

  4. 4

The scheduled visit: read, renew, record

We read the points to see which side is under pressure, renew the band where sun or irrigation has taken it, aim the visit at what the coming season opens up, and write down what was found and what was used.

What the preventive programme includes

  • A technician inspecting with a flashlight

A survey, then a check every visit

Entry points, moisture sources and storage, recorded before anything is applied and revisited each time.

  • A gloved hand applying bait into a joint

    Monitoring points that get read

At the wall and floor junction, under sinks and in the store, checked on every visit rather than only the last one.

  • A spray nozzle in close detail

    A renewed exterior band

At the wall base and around the openings, put back wherever sun or irrigation took it between visits.

  • A metal floor drain

    Drains, water lines and waste

The water seal in the drains, the condensate line and the ground around the bins, which are the standing water and food sources.

  • A clean kitchen counter after treatment

    Between the visits

What to keep dry, what to keep closed, and what is worth a call before the next date. Ventilation we tell you before the visit.

  • The visit report being written on a clipboard

A scheduled visit and a record of each

An agreed date, what the points held, what was treated, and what changed since last time.

What is different about Al Aziziyah (Makkah) Sub-Municipality

Al Aziziyah sub municipality runs from the Bin Dawood markets to the Al Hada road and carries pilgrim traffic to Mina. Hotel towers and furnished apartment blocks fill and empty with the Hajj and Ramadan seasons, and the kitchens, restaurants and markets along Al Masjid Al Haram Road and King Abdulaziz Road leave food waste at every peak. Southwards the fabric loosens into villas and planned streets in An Naseem and Al Awali, then Al Abidiyah's campus and the old farms of Al Husayniyah, where Wadi Uranah holds water after rain and farm enclosures shelter rodents and reptiles.

Questions about this district

Does the treatment reach inside the shared pipes themselves?

We do not inject liquid into the pipes, but we lay a protective band around pipe openings in unit walls and read monitoring points at entries and corridors where insects travel. The band sits outside the pipes on the wall surface.

The shared entry is in use all day. Is one treatment enough?

The entry runs constantly with foot traffic, so the protective band on entry walls and thresholds is refreshed at every visit. Monitoring points tell us if there are signs of activity between visits.

The flat gets treated but insects come from the shared corridor above?

That is why we start at the boundaries: the entry, corridors, lift and openings around pipes. This cuts off the routes insects use before they reach the flat itself.

In summer and pilgrimage season, insects move more. Do we add visits?

Monitoring points read actual activity. If they start showing increased movement in corridors and entry, we suggest an extra visit to strengthen the perimeter protection.

Does the programme cover the rubbish room and other shared areas?

The rubbish room and other shared spaces are treated separately. We lay protective bands around the rubbish room opening and corridor openings using the same techniques.

How much preventive protection does one unit need?

We focus on the unit boundary from inside: entry, windows, doors and gaps around pipes. The external shared protection handles the building's defence as a whole.

How much does preventive treatment in Al Sanabel cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Sanabel.
