Preventive treatment in Al Zahra Jeddah

Al Zahra is a mixed commercial and residential district in northwest Jeddah with hospitals, universities and modern apartment buildings close to the seafront. Dense commercial traffic and open ventilation combined with coastal humidity mean insects enter both shops and residential units constantly, requiring preventive treatment that covers ground floor shop fronts and upper floor apartments simultaneously to be effective.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Zahra

Upper floor flats and ground floor shops are not separate environments: insects migrate from the dense commercial market directly into the flats above through shared gaps and drainage paths. The method is set out in full on our Preventive treatment service.

The first reason

Shops draw insects upward into residential units

Commercial shops at street level receive heavy insect pressure from street traffic, deliveries and goods, and the residential flats directly above them cannot be protected in isolation if the shops below remain unshielded. Preventive treatment begins in the shop and works upwards through all shared connection points.

The second reason

Shared drainage between floors carries insects across stories

Air conditioning condensate lines cross from floor to floor, and waste pipes link shops directly to flats above, carrying insects unless stopped at the source. Monitoring points are positioned on these shared pathways to read activity and movement.

The third reason

Coastal humidity keeps insects active longer than inland

Proximity to the seafront means humidity and mild temperatures persist through winter, extending the insect season significantly beyond inland districts. Preventive visits intensify during the longer warm humid months to match pressure cycles.

The character of Al Zahra

Mixed district: shops at street level with homes above them

The shop and the flat above it share drainage, pipes and air pathways, so protecting one while leaving the other untreated defeats the programme. They must be treated as a single protective unit, not as two separate properties.

Before treatment

What a preventive visit reads

Situated northwest between King Abdulaziz Road and Hira Street, the district weaves together shops, apartment buildings and hospitals, and proximity to the seacoast raises humidity and salt levels year round.

The base of an exterior wall where the building meets the ground

The base of the outside wall

The base of the outside wall of ground floor shops receives insects from street traffic and deliveries daily, so a heavy external band protects from the ground upwards, sealing the interface where insects enter.

An exterior door threshold and the gap beneath it

Gaps and openings

Gaps around doors, windows and ventilation between shops and street are major entry routes; the external band seals small gaps but shop doors need additional seals and thresholds to block direct passage.

An outdoor air conditioning unit with a condensate pipe on the wall

Air conditioning condensate

Air conditioning drains from upper flats sometimes pass through shop walls, so we inspect and clear these lines regularly as debris traps insects and creates pools where they breed.

A metal floor drain set into a tiled floor

Floor drains

Floor drains in shops collect water, oils and food fragments, creating strong insect attractants; monitoring points sit at every drain to read activity and locate breeding sites.

A drip irrigation line in damp soil beside planting

Irrigation against the wall

Irrigation watering landscaping vegetation near shop walls leaves the foundation damp; we balance the watering need against moisture control to prevent the wet conditions insects favour.

A closed monitoring station at the foot of a wall

The monitoring points

Monitoring points are read every visit: in shop corners, corridors, flats and roof access; this requires reliable safe access to each point so it can be inspected and logged consistently.

How we work

  1. 1

    The baseline survey

We walk the outside boundary and then the inside: gaps under doors, pipe runs, vents, condensate lines, drains, the bin area and the store, and we fix the monitoring points before anything is applied.

  2. 2

    Close the routes

Mesh on the vents, the gap under the door dealt with, the sleeve around a pipe run closed, and water put back into the drain nobody uses. Exclusion saves a spray that would otherwise repeat forever.

  3. 3

The band and the placed product

A residual band at the base of the wall outside and around door and window openings, with placed product inside joints and closed voids where it is warranted, and no open spray across living surfaces.

  4. 4

The scheduled visit: read, renew, record

We read the points to see which side is under pressure, renew the band where sun or irrigation has taken it, aim the visit at what the coming season opens up, and write down what was found and what was used.

What the preventive programme includes

  • A technician inspecting with a flashlight

A survey, then a check every visit

Entry points, moisture sources and storage, recorded before anything is applied and revisited each time.

  • A gloved hand applying bait into a joint

    Monitoring points that get read

At the wall and floor junction, under sinks and in the store, checked on every visit rather than only the last one.

  • A spray nozzle in close detail

    A renewed exterior band

At the wall base and around the openings, put back wherever sun or irrigation took it between visits.

  • A metal floor drain

    Drains, water lines and waste

The water seal in the drains, the condensate line and the ground around the bins, which are the standing water and food sources.

  • A clean kitchen counter after treatment

    Between the visits

What to keep dry, what to keep closed, and what is worth a call before the next date. Ventilation we tell you before the visit.

  • The visit report being written on a clipboard

A scheduled visit and a record of each

An agreed date, what the points held, what was treated, and what changed since last time.

Landmarks of Al Zahra

Work in Al Zahra is organised by the district's position between King Abdulaziz Road, the main commercial spine, and Hira Street, which defines the residential boundary. Visits progress from the high pressure shops facing the main road inward through the residential blocks, matching insect pathways.

Questions about this district

Is the ground floor shop responsible for insects in my flat above?

Not solely, but it is a major pathway. If your flat is well sealed and protected but the shop below has no treatment, insects will climb through gaps and shared drains. The programme covers both together or focuses on the connection points between them.

Is an upper floor unit less exposed than a ground floor one?

Not necessarily. Insects climb from the shop and street through shared pipes, ventilation systems and openings. Upper flats may have fewer direct entry points but preventive protection covers the whole building equally.

How often does preventive treatment visit in a commercial district like Al Zahra?

Usually every four to six weeks, because the pressure from commercial premises is continuous and food waste abundant. Monitoring points tell us if a faster cycle is needed or whether the interval can be extended.

Does an empty flat need preventive treatment as much as an occupied one?

Yes. Insects make no distinction between occupied and empty units; they will establish themselves in an empty flat and have food when occupants arrive. An empty unit may not notice the problem developing.

Does high humidity in the district reduce how long the preventive layer lasts?

High humidity can slightly reduce the lifespan of the external residual band, but the outer band and internal monitoring points remain effective. We may select stronger products or shorten the interval between visits if needed.

How are monitoring points managed in flats that share a common entrance corridor?

We place monitoring points in the shared entrance, the common corridors, corners and within each flat. This tells us whether pressure is coming from outside the building or spreading within it and exactly where.

How much does preventive treatment in Al Zahra cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Zahra.
