Why they keep coming back in Al Zahra

All along Hira Street and King Abdulaziz Road, restaurants and bakeries trade beneath the flats. Treating your home on its own will not hold if the source keeps running on the ground floor, so we trace the route back to where it actually starts rather than stopping at your door.

The second reason

Fitted kitchens and sealed voids

The modern flats in Al Zahra come with built-in kitchens, cabinets flush to the wall and integrated appliances. Those sealed, warm cavities hide the German cockroach and its eggs well out of sight, which is why they are reached with placed bait rather than a surface spray that never touches them.

A district that keeps turning over

Al Zahra is a newer, mobile district where people move in and furnish often. New furniture and appliances arrive in cardboard, flats are fitted out and cleared, and a single egg case tucked in one box is enough to start again. So we check the points where things come in, not only the corners.

The species and the place decide the method

Because the district is squeezed between two major commercial roads, food outlets trade on the ground floors directly beneath the flats. Their drains and grease traps stay warm and damp all year, which is exactly the corridor a cockroach uses to move upstairs.

German cockroach

The commonest species in Al Zahra's modern flats. It stays close to warmth and moisture in the kitchen and moves easily from the shops and eateries below the building up into the units above.

The larger one. It climbs up from the drainage network and the street manholes along the two commercial roads, and shows up after dark in Al Zahra's villas with gardens and their ground-floor service rooms.

Appliance heat

The integrated appliances in these modern kitchens, the fridge, the oven, the dishwasher, hold their heat through the night, so cockroaches gather behind and beneath them where the light never reaches.

The gap behind the fridge

In a tight fitted kitchen the space behind the fridge is warm, hidden and a step from food. It is the first place we check in an Al Zahra flat, and often the one that was missed before.

Water before food

A cockroach can go days without food but not without water, so we start at the damp points under the sinks and around the water heaters before we ever look at crumbs.

What you see at night

One cockroach crossing the wall after you switch the kitchen light off usually means dozens more hidden in the voids. What shows at night is a sign of a settled population, not a stray visitor.

Questions about this district

Could the restaurant beneath my building be the source?

Very likely. The restaurants and cafes on the ground floors of Hira Street and King Abdulaziz Road are a constant supply of warmth and food, and cockroaches travel up from them through the pipes and service ducts into your flat. That is why we inspect the junctions between the two floors, not just your home.

I have just moved into a new-build flat, why are there cockroaches?

A modern building is no guarantee against them. They may have arrived with your furniture, appliances or moving boxes, or climbed in from a neighbouring unit through the shared pipework. We start by working out whether this is a fresh infestation or one that was already established before you arrived.

Will you have to empty my fitted kitchen units?

My neighbour sprayed, why have they come to me?
