Preventive treatment in Bayah Makkah

Bayah is a recently renamed scheme at the far eastern end of Al Sharai, behind Al Mughammas. Broad ground surrounds the bed of Wadi Al Sharai between Jabal Qardah and the small hamlets of Al Mazr and Al Shubah. Residential plots are on the market with very little building yet, and small farms line the wadi banks. The district is still in its earliest stage.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Bayah

The vast ground for sale and very sparse building mean insects have not yet found stable food sources from residents, but the wadi provides a seasonal source. The method is set out in full on what Preventive treatment involves.

The first reason

The wadi bed carries powerful seasonal pressure into new homes

Wadi Al Sharai surrounds the scheme from one side and carries seasonal floods. Homes near the wadi feel a sharp surge of mosquitoes and water insects just after rain. The external barrier must be very strong.

The second reason

Building is still very sparse so there is no collective shelter effect

The scheme holds only a handful of homes scattered across vast ground. No neighbouring protection can be relied on, and each new home must have a complete independent preventive programme.

The third reason

Small farms may provide a variable local pressure source

Small farms on the wadi banks provide food sources for insects. Pressure may vary by the type of farming and the season.

Bayah on the map

Bayah sits about 3.5 km from Hatim and about 4.5 km from Mughammas.

What a preventive visit reads

A new scheme on broad ground around Wadi Al Sharai between small settlements, with plots on the market and building just starting. Small farms surround the wadi and hills form the horizon.

The base of an exterior wall where the building meets the ground

The base of the outside wall

The base of the outside wall may stand on new bare uneven ground, so we level carefully and lay the band on solid clean ground free of debris.

An exterior door threshold and the gap beneath it

Gaps and openings

Gaps and openings in a brand new home may be very small but present, so we inspect closely and seal carefully what can be sealed.

An outdoor air conditioning unit with a condensate pipe on the wall

Air conditioning condensate

New air conditioning condensate may leak without a defined system at first, so we trace where it flows and direct it away from the wall base.

A metal floor drain set into a tiled floor

Floor drains

Floor drains may still be under construction, so we focus on likely water paths and protect the wall base.

A drip irrigation line in damp soil beside planting

Irrigation against the wall

Irrigation against the wall may be planned around the new home, so we monitor damp and adjust the external barrier to match water sources.

A closed monitoring station at the foot of a wall

The monitoring points

Monitoring points are read closely in a new scheme to record seasonal wadi pressure and the effects of nearby small farms and hamlets.

How we work

  1. 1

    The baseline survey

We walk the outside boundary and then the inside: gaps under doors, pipe runs, vents, condensate lines, drains, the bin area and the store, and we fix the monitoring points before anything is applied.

  2. 2

    Close the routes

Mesh on the vents, the gap under the door dealt with, the sleeve around a pipe run closed, and water put back into the drain nobody uses. Exclusion saves a spray that would otherwise repeat forever.

  3. 3

The band and the placed product

A residual band at the base of the wall outside and around door and window openings, with placed product inside joints and closed voids where it is warranted, and no open spray across living surfaces.

  4. 4

The scheduled visit: read, renew, record

We read the points to see which side is under pressure, renew the band where sun or irrigation has taken it, aim the visit at what the coming season opens up, and write down what was found and what was used.

What the preventive programme includes

  • A technician inspecting with a flashlight

A survey, then a check every visit

Entry points, moisture sources and storage, recorded before anything is applied and revisited each time.

  • A gloved hand applying bait into a joint

    Monitoring points that get read

At the wall and floor junction, under sinks and in the store, checked on every visit rather than only the last one.

  • A spray nozzle in close detail

    A renewed exterior band

At the wall base and around the openings, put back wherever sun or irrigation took it between visits.

  • A metal floor drain

    Drains, water lines and waste

The water seal in the drains, the condensate line and the ground around the bins, which are the standing water and food sources.

  • A clean kitchen counter after treatment

    Between the visits

What to keep dry, what to keep closed, and what is worth a call before the next date. Ventilation we tell you before the visit.

  • The visit report being written on a clipboard

A scheduled visit and a record of each

An agreed date, what the points held, what was treated, and what changed since last time.

The character of Bayah

New development: ongoing construction and vacant plots between the homes

A new home in an emerging scheme means collective neighbourhood protection has not yet begun. The external barrier and preventive points must be very strong because they are the only defence right now.

Questions about this district

Does vacant land for sale provide shelter for insects and rodents?

Vacant ground offers shelter but no stable food. Insects come from the wadi and nearby farms, not from the empty land itself.

Wadi Al Sharai surrounds the scheme. Does every home need equal protection?

Yes. Each home near the wadi must have a very strong external barrier. Distance from the wadi reduces pressure slightly but damp spreads across the ground.

How often do preventive visits come to a new eastern scheme like Bayah?

The schedule follows seasonal shifts and readings, not a fixed date. In a new scheme, visits may be less frequent but highly seasonal.

Do small farms on the wadi bring more insects to a home next to them?

Yes. Farms provide food sources. Homes close to farms may feel greater pressure, especially in irrigation seasons.

Do Jabal Qardah and nearby small hamlets provide local insect pressure?

Small hamlets may provide food sources for insects and rodents. Monitoring points read this local effect.

Does a new home in Bayah need preventive treatment from day one or wait for real pressure?

Preventive spraying begins immediately because the wadi and farms provide real seasonal pressure from the start.

How much does preventive treatment in Bayah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Bayah.
