Cockroach control in Bayah Makkah

Bayah is a recently renamed subdivision on the far eastern edge of the Shara'i municipal area, behind Al-Mughams. Its homes are new and many are still going up. That changes where cockroaches come from here: they arrive with move-in furniture and building crews, they climb from freshly laid drainage that years of use have not yet sealed, and they cross from the empty shells next door.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Bayah

In Bayah, the trouble we are called to most often is in homes only just occupied, where German cockroaches surface in the kitchen within the first weeks, carried in on packing boxes and second-hand appliances. The method is set out in full on how we approach Cockroach control.

The first reason

An occupied home beside an empty shell

In a freshly plotted district like Bayah, a lived-in house often shares a wall with a block still under construction or an empty shell. American cockroaches breed there undisturbed, with no one to notice them, then travel across the party wall into your kitchen and bathroom after dark.

The second reason

Drainage that has not aged yet

The sewer runs and manholes across Bayah were laid recently, and their joints have not been tightened by years of use. American cockroaches follow those new pipe runs and come up through floor drains and untrapped outlets in ground-floor rooms, long before the network settles.

The third reason

The eastern edge and the open ground

Bayah lies at the far east of Shara'i, behind Al-Mughams, so houses on the last rows back onto land that has not been built on. Cockroaches shelter there under rubble and building waste, then come indoors on the cool of the night looking for water and warmth.

Before treatment

The species and the place decide the method

Because Bayah sits on the eastern rim of the built-up area, its outer rows look out on open ground and unbuilt valley floor, while active construction plots ring the occupied houses and keep offering cockroaches somewhere to shelter close by.

A small light brown German cockroach

German cockroach

German cockroaches reach Bayah's new homes on packing boxes and second-hand appliances brought in at the move, then settle into the warmth of the kitchen close to a water source.

A larger dark cockroach on a wooden surface

American cockroach

The American cockroach is larger and climbs from Bayah's new drainage and the manholes near open ground, showing up in the bathroom and on the ground floor.

An oven and gas hob beneath wooden shelving

Appliance heat

Freshly installed kitchen appliances in Bayah stay warm behind the fridge and oven, and that steady heat draws cockroaches in and gives them a place to lay.

A kitchen with a fridge; the gap behind it is a classic nest

The gap behind the fridge

In Bayah's new kitchens the appliances get pushed back to the wall, leaving a warm, dark gap behind the fridge that is rarely cleaned, the ideal place for a colony to hide.

A tap carrying water droplets

Water before food

Cockroaches look for water before food, and the damp of new construction along with leaks from Bayah's newly fitted bathrooms give them all they need to hold on.

A dimly lit kitchen at night

What you see at night

One cockroach crossing the new tiles of your home at night near a floor drain means others are hidden in the gaps that the finishing work has not yet closed.

How we work

  1. 1

    Inspect and identify

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

  2. 2

    Treat the harbourage

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

  3. 3

    Close what can be closed

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

  4. 4

    The follow-up visit

We come back once the surviving egg cases have hatched, check the points and re-treat where needed.

What cockroach control includes

  • A technician inspecting with a flashlight

    A recorded inspection

Species, harbourage points and moisture sources, established before anything is applied.

  • A gloved hand applying bait into a joint

    Placed gel bait

In cabinet joints, cracks and behind appliances, where the insect actually travels.

  • A spray nozzle in close detail

    Targeted spray where needed

On runways and junctions, never on preparation surfaces or open floors.

  • A metal floor drain

    Drain and entry treatment

Floor traps, shafts and pipe entries, which is where the larger species comes from.

  • A clean kitchen counter after treatment

    Aftercare instructions

Ventilation, what to cover, and when surfaces can be cleaned without undoing the work.

  • The visit report being written on a clipboard

    A scheduled follow-up

A set date after the first treatment, and re-treatment of anything still active.

Questions about this district

We just moved into a new-build villa, how are there cockroaches already?

Most likely they came in with you: eggs stuck to packing boxes, tucked inside a second-hand appliance, or in furniture kept in storage. In a new home with no history of infestation, the source is usually something that was carried in, so we start by inspecting the kitchen and the appliances.

The plot next to us is still a building site, does that affect us?

Yes. Building sites hold standing water, rubble and hiding places, and they are a constant source from which cockroaches cross to the nearest occupied house. We treat your home and close its entry points on that side, but the pressure keeps coming until the neighbouring build is finished.

Our drain connection is new, so why are American cockroaches coming up it?

A new connection is not the same as a sealed one. Outlets and floor drains on the ground floor are often left without a plug or a cap during the finishing stage. We check the drainage points, treat the manholes nearby, and advise on covering whatever is still open.

We brought second-hand furniture and appliances when we moved, could that be the source?

Yes. Second-hand appliances, the fridge, washing machine and microwave especially, are among the most common ways German cockroaches and their eggs travel into a new home. We inspect those appliances from the inside and behind their warm motors, because bait alone will not help if the nest stays inside them.

Our house is on the last row facing open ground, does that matter?

Yes. The edge houses in Bayah take in whatever crawls from the unbuilt land, the American cockroach in particular, which shelters under stones and waste and moves at night. We concentrate on the external doors, the ground-level windows and the routes it uses to enter from that side.

The building next door is an empty shell, is treating only our home enough?

We treat your home effectively, but the empty shell stays a reservoir where cockroaches breed with nothing to check them. So we seal the party wall and the crossing points, place bait along their routes, and return for a follow-up visit, because the pressure from next door keeps renewing.

How much does cockroach control in Bayah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Bayah.
