Preventive treatment in Harat Al Bab Al Jadid Makkah

Harat Al Bab Al Jadid is a new villa scheme within Crown Prince plan two, south of the city. Building continues on neighbouring villas, vacant plots surround each home and foundation pits are everywhere. Wadi Uranah runs beside the scheme and carries water after rain. Jabal Labanah is very close. A preventive programme must start now despite the building, because the voids around the villa and the wadi damp do not wait for construction to finish.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Harat Al Bab Al Jadid

New villas stand surrounded by open foundation pits, stacks of building materials and vacant land, creating natural shelter for rodents, scorpions and reptiles from the hills and the wadi. The method is set out in full on our Preventive treatment service.

The first reason

Excavations and voids shelter rodents and scorpions

Open foundation pits, vacant land and material stacks around each villa provide natural shelter for rodents and scorpions. These creatures try to enter the new villa from these voids. The programme focuses on sealing every gap around the villa's base and placing many monitoring points on the surrounding ground.

The second reason

Wadi Uranah beside the scheme brings water and insects

The wadi runs directly beside the district and after rain carries water that can reach the villas. The water creates high humidity and insect habitat around the foundations. The programme must monitor the slopes at the villa's base and drainage around the walls.

The third reason

The near hill and ongoing building increase pressure

Jabal Labanah is close and holds diverse insects and rodents. Building on neighbouring villas disturbs these creatures and they search for new shelter. New clean villas are the nearest and most attractive refuge.

What a preventive visit reads

South of the city on Al Laith Road between new schemes. Open hilly ground but Wadi Uranah runs beside it. Building continues in most villas, the street is not finished and paving and drainage are incomplete.

The base of an exterior wall where the building meets the ground

The base of the outside wall

The base of the villa's external wall sits on unpaved ground, and the residual band must be very tight and set at a safe height above standing water.

An exterior door threshold and the gap beneath it

Gaps and openings

Gaps around ground floor doors and windows are wide because the villa is new and the contractors may not have finished the fine details. These gaps are the direct paths for rodents and scorpions.

An outdoor air conditioning unit with a condensate pipe on the wall

Air conditioning condensate

The external air conditioning drain may drip onto the low ground around the villa and create a permanent puddle. This puddle attracts mosquitoes, scorpions and rodents.

A metal floor drain set into a tiled floor

Floor drains

Floor drains around the villa are incomplete and water pools in foundation voids. Monitoring points are placed on the low areas around the villa to detect water and aquatic insects.

A drip irrigation line in damp soil beside planting

Irrigation against the wall

Temporary water tanks serving the villa may splash onto the surrounding ground and the wall base, creating high humidity that attracts insects and scorpions.

A closed monitoring station at the foot of a wall

The monitoring points

Monitoring points around the villa's perimeter, at the corners and at ground floor windows track the pressure from the pits, the wadi and the hills until the surrounding building and street are complete.

How we work

  1. 1

    The baseline survey

We walk the outside boundary and then the inside: gaps under doors, pipe runs, vents, condensate lines, drains, the bin area and the store, and we fix the monitoring points before anything is applied.

  2. 2

    Close the routes

Mesh on the vents, the gap under the door dealt with, the sleeve around a pipe run closed, and water put back into the drain nobody uses. Exclusion saves a spray that would otherwise repeat forever.

  3. 3

The band and the placed product

A residual band at the base of the wall outside and around door and window openings, with placed product inside joints and closed voids where it is warranted, and no open spray across living surfaces.

  4. 4

The scheduled visit: read, renew, record

We read the points to see which side is under pressure, renew the band where sun or irrigation has taken it, aim the visit at what the coming season opens up, and write down what was found and what was used.

What the preventive programme includes

  • A technician inspecting with a flashlight

A survey, then a check every visit

Entry points, moisture sources and storage, recorded before anything is applied and revisited each time.

  • A gloved hand applying bait into a joint

    Monitoring points that get read

At the wall and floor junction, under sinks and in the store, checked on every visit rather than only the last one.

  • A spray nozzle in close detail

    A renewed exterior band

At the wall base and around the openings, put back wherever sun or irrigation took it between visits.

  • A metal floor drain

    Drains, water lines and waste

The water seal in the drains, the condensate line and the ground around the bins, which are the standing water and food sources.

  • A clean kitchen counter after treatment

    Between the visits

What to keep dry, what to keep closed, and what is worth a call before the next date. Ventilation we tell you before the visit.

  • The visit report being written on a clipboard

A scheduled visit and a record of each

An agreed date, what the points held, what was treated, and what changed since last time.

What is different about South Makkah Sub-Municipality

South Makkah sub municipality is the belt of Crown Prince schemes south of Al Ukayshiyah, along the Al Laith road and the extension of Ibrahim Al Khalil Road to the Fifth Ring Road and the Non Muslims bypass. Most of it is still bare: granted plots awaiting houses, new villas standing alone, open building sites and unfinished paving and drainage. Wadi Uranah and its tributaries cross the low ground and hold water after rain, hills close it in, and rodents, reptiles and scorpions shelter in stacked materials and foundation pits before the neighbourhoods fill up.

Questions about this district

The villa is not yet finished and the ground all around is excavation pits. Can the programme start now?

Yes, start now. A clean new villa is an attractive refuge for rodents and scorpions from the pits. The preventive barrier at the villa's base should be in place before the creatures arrive.

Foundation pits of neighbouring villas surround us on all sides. Does that greatly increase pressure?

Yes, greatly. These pits provide direct shelter for rodents and scorpions next to your villa. The programme focuses on sealing every small gap in walls, foundations, ground floor windows and door frames.

Wadi Uranah is beside us. Will winter rains bring insects and rodents to our villa?

Yes, water from the wadi may reach the villa directly and may carry insects. The high humidity the water creates attracts other insects and scorpions. Monitoring points check the foundation perimeter and drainage around the walls.

Jabal Labanah is very close. Will it be a constant source of insects?

Yes, the hill has natural vegetation and stones that shelter insects and rodents. Building around your villa disturbs them and they search for new shelter. The programme must maintain a strong preventive barrier year round.

The new street is unpaved and drainage is incomplete. Does that affect the programme?

Yes, the unpaved street creates dust and ground voids that may hold water and insects. Monitoring points are placed on the villa's outer perimeter to track this pressure until the street is finished.

How many years might building continue in the whole scheme?

Building may continue for several years. The preventive programme must continue all that time, because the voids and pits will remain a pressure source for the entire building period.

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Harat Al Bab Al Jadid.
