Stormwater drainage and sewage network projects are not yet finished. Open excavations and exposed pipes provide semi-direct passages for rodents from vacant land into buildings. Rodents enter the pipes and move freely before the networks are complete.

Fast building and exposed streets create chaos

Rapid construction, multiple projects and damaged streets create ideal rodent conditions. Crumbs and waste from building sites and contractor movement provide food. Vacant land and excavations offer temporary shelter.

The third reason

Closely spaced new villas create an easy migration network

New villas with small gaps between them and pipes connected underground provide semi-direct passages. Rodents move easily from villa to villa through gaps and pipes. Treating one villa alone may not stop migration from neighbouring properties.

Located east of the large airport. Al Rayyan to the south and Al Hamdaniyah to the north. Fast building on wide streets, but roads are damaged by infrastructure projects. Sewage networks are not yet complete.

Pipe and conduit openings in new villas are sealed but external openings from active excavations may be exposed. Newly laid pipes may have gaps. We inspect every external entry point carefully.

Gnaw marks on modern wiring and pipes show easily. Soft copper and plastic attract rodents. We look for bite marks on exposed pipes and wiring.

The run along walls starts from external gaps and excavations. Rodents reach from outside and travel the wall. We place stations on the external path first then move indoors.

The route from above comes through roofing, pipes and open voids. Rodents reach from neighbouring villas and higher vacant land. We inspect ceilings, beams and open gaps.

Inspect and trace the runs

We work the perimeter, the kitchen, the store and the false ceiling, establish the species, the entry points and the water source, and mark the station positions before anything is carried in.

Close the openings

Metal mesh, mortar and base strips at the gaps, around pipe sleeves and at vents, because foam and silicone are gnawed through within days.

Secured bait and traps

Closed stations fixed on the runs outside the building, and traps rather than loose bait indoors, so that anything that dies stays somewhere we can reach.

The follow-up visit

We read the take at each station, replenish what has gone, remove anything found, and close any opening that showed itself once the movement settled.

Treating the nest site

A rodent leaves parasites and nesting material behind, so the nest is removed and the void it sat in is treated.
Aftercare instructions

Stock lifted off the floor, droppings cleaned damp with disinfectant instead of swept dry, and pet bowls emptied at night.

Questions about this district

Are open excavations the main cause of rodent entry?

Yes. Open stormwater excavations provide direct paths. Rodents enter pipes and move through them. Network completion will reduce the problem but until then regular preventive treatment is essential.

Are newly completed empty villas more exposed than occupied ones?

Much more so. Empty villas are ideal shelter. Doors are unlocked and windows may be open, and quiet allows rodents to settle. Preventive treatment before move-in stops infestation.

Why is Al Kawthar more exposed than neighbouring Al Hamdaniyah?

Al Kawthar is newer and active excavations provide direct routes. Al Hamdaniyah is older with completed networks. Differences in building and infrastructure mean higher pressure in Al Kawthar.

Does treating one villa protect against rodents from neighbouring villas?

No. Rodents come from neighbouring villas and vacant land. If adjacent villas are exposed, rodents will enter yours. Group treatment or regular preventive visits work better.

Do road damage and infrastructure projects worsen the problem?

Yes. Exposed streets and excavations provide temporary shelter. Rodents live beneath the street and enter buildings from adjacent gaps. Road repairs will reduce the problem.

Does Al Kawthar need more frequent preventive treatment than complete districts?
