Drill the joints, inject the timber

Our ground floor shop has termites but the flat above is still clear. Will it catch them soon?

Most likely yes, because termites in the soil beneath the shop will climb to the flat above through the shared foundations and vertical structural members. The entire building footprint beneath both shop and flat must be treated, not the shop in isolation, even though the flat appears clean now.

If we treat both the shop and flat, will it work if the upstairs neighbour refuses?

Treating the soil beneath your unit protects it from termites moving up from below. If a neighbour above did not treat, they might get infested from an adjoining building, but the infestation will not reach you unless gaps exist in the shared joints between your units.

These shops are cramped and dark. Do termites favour these spaces more?

Yes. Small, closed, poorly ventilated shops develop higher moisture and stagnant air, creating ideal termite conditions. Food and goods stored on the floor or near the slab attract them further if packaging and pallets sit directly against the concrete.

My flat sits beneath the shop. Is soil treatment alone enough to protect me?

Soil treatment beneath the whole building is necessary but may not be sufficient if the foundations of the shop and flat are very tightly shared. Cracks and joints in walls shared with the shop above must also be sealed and inspected.

How many times yearly must a mixed shop and flat building be inspected?

The shop should be checked every four weeks because it holds goods that attract termites. A residential flat can be checked eight weekly if clear, but if any sign appears both units must be inspected together to rule out vertical spread.

Will termites from a new shop next door definitely reach us eventually?

Not certainly, but highly likely if the new shop holds moisture or stores goods on the floor. Distance between buildings, the quality of the joints between them, and whether the footings are connected or separate all matter significantly.
