Cockroach control in Al Ajawid Jeddah

Al Ajawid sits on high ground with the Makkah to Jeddah expressway along its northern edge, and its blocks are low, its villas have gardens, and undeveloped residential plots still sit between them. That mix matters: a cockroach here may be crossing in from the empty land next door rather than breeding inside your kitchen, so we read the line between building and plot before we treat.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Ajawid

On ground floors close to an empty plot we tend to find the American cockroach outrunning the German one, while the German rises in flats that have occupied storeys stacked above them. The method is set out in full on Cockroach control in detail.

The first reason

The empty plot feeds the building

Every residential plot that has not been built on yet is an outdoor source of the American cockroach: standing moisture, dumped fill and abandoned growth. Treating inside the flat alone will not hold while that source sits behind the wall, so we start at the outer boundary and work in.

The second reason

A villa and a block are not one job

Al Ajawid puts villas with gardens and service entrances beside low blocks that share drain runs. A villa is treated from its perimeter and garden inward; a block is treated through the shared pipework its units hold in common. One plan cannot cover both, so we settle the housing type first.

The third reason

High ground can mislead you

Because Al Ajawid stands on a rise, rainwater drains off quickly and residents assume the place is drier than it is. But the water runs down towards the lower floors and drain mouths, and it is that settled interior moisture, not surface pooling, that the cockroach actually looks for.

Before treatment

The species and the place decide the method

The vacant residential plots scattered between the buildings collect rubble, moisture and dumped waste, and that is where the American cockroach breeds outdoors before crawling into the nearest ground floor flats through wall cracks and drain openings.

A small light brown German cockroach

German cockroach

It settles in the occupied upper flats of the low blocks, where the kitchen stays warm, and moves between units along the shared pipework rather than coming in from the empty plots outside.

A larger dark cockroach on a wooden surface

American cockroach

This is the one you meet near the vacant plots and gardens: large, drawn to damp, entering through drain mouths and under doors on ground floors and in villas after dark.

An oven and gas hob beneath wooden shelving

Appliance heat

Behind the fridge and the oven the heat holds steady, and that steady warmth is what draws the German cockroach in flat kitchens, so we check these warm pockets first because they hide the most egg cases.

A kitchen with a fridge; the gap behind it is a classic nest

The gap behind the fridge

The dark gap behind the fridge gathers warmth, crumbs and moisture in one place, and it is the first spot we open up in an Al Ajawid flat because it makes an ideal shelter for the colony.

A tap carrying water droplets

Water before food

A cockroach can last weeks without food but not without water, so we dry out kitchen and bathroom leaks first, and that matters most in the garden villas where irrigation keeps a damp line close to the wall.

A dimly lit kitchen at night

What you see at night

A single cockroach crossing the floor at night near a vacant plot usually means an outdoor colony feeding nearby; what you see is the scouting party, not the real number hidden away.

How we work

  1. 1

    Inspect and identify

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

  2. 2

    Treat the harbourage

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

  3. 3

    Close what can be closed

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

  4. 4

    The follow-up visit

We come back once the surviving egg cases have hatched, check the points and re-treat where needed.

What cockroach control includes

  • A technician inspecting with a flashlight

    A recorded inspection

Species, harbourage points and moisture sources, established before anything is applied.

  • A gloved hand applying bait into a joint

    Placed gel bait

In cabinet joints, cracks and behind appliances, where the insect actually travels.

  • A spray nozzle in close detail

    Targeted spray where needed

On runways and junctions, never on preparation surfaces or open floors.

  • A metal floor drain

    Drain and entry treatment

Floor traps, shafts and pipe entries, which is where the larger species comes from.

  • A clean kitchen counter after treatment

    Aftercare instructions

Ventilation, what to cover, and when surfaces can be cleaned without undoing the work.

  • The visit report being written on a clipboard

    A scheduled follow-up

A set date after the first treatment, and re-treatment of anything still active.

Questions about this district

There is an empty plot next to my building. Do the cockroaches come from there?

Often yes. Unbuilt land collects fill and moisture and shelters the American cockroach, which crawls into the ground floors at night. That is why we treat the building's edge and the drain mouths facing the plot, not just the inside of your flat.

I am on the ground floor of a low block. Why do I get more than the neighbours?

The ground floor is the closest point to the soil, the drains and the plot next door, so it meets the American cockroach coming in from outside before any upper flat does. We concentrate on the pipe entries, the door gaps and the threshold to cut off that route.

I have moved into a new villa near a building site. Where do I start?

Nearby building work pushes cockroaches towards the closest occupied home. Check the villa perimeter, the garden and the outside drain openings first, and make sure the door and window bottoms seal tight. We treat that outer line before anything finds its way indoors.

Does watering the villa garden attract cockroaches?

Water matters more than food to the American cockroach. Evening irrigation leaves a settled damp line along the walls and drain outlets, which is an open invitation. We suggest watering by day and fixing any pooling, and we treat the strip of ground that runs right against the villa.

My home is on high ground. Is it not drier here?

The rise drains rainwater off the surface quickly, but it does nothing for the drain entries or the voids under the sinks. The cockroach lives on that settled interior damp, so high ground cuts the puddles, not the shelters. We treat the indoor sources whatever the elevation of the district.

Are villas and blocks treated the same way here?

No. A villa needs its perimeter, garden and outside openings worked, while a low block shares drain runs between units, so the common line is what gets treated. Al Ajawid sets the two side by side, so we fix the housing type before we draw up the plan.

How much does cockroach control in Al Ajawid cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Ajawid.
