We sound the timber and the skirting, take moisture readings, and follow the tubes to the point where they leave the soil. We also settle the species, because one that lives inside dry wood is not treated like one that lives in the ground.

Treat the soil around the building

A narrow trench at the footing and injection at regular spacing, so the treated band runs continuous with no gap to walk around.

Drill the joints, inject the timber

Small holes at spacing along the slab joints, the wall bases and the pipe entries, direct injection into the galleries inside the affected timber, then the holes are closed and made good.

Bait stations and monitoring

Stations in the soil carrying a slow-acting material the workers pass through the colony by mouth-to-mouth feeding, and we come back to read them, because an empty tube on a wall proves nothing on its own.

If only the ground floor shop is infested, are the flats above definitely affected too?

The flats may appear clear, but termites climb the internal pipes slowly. The wet shop beneath is the source and the flats are the arriving destination.

Why is the moisture beneath a shop far worse than beneath a residential house?

A shop is hosed with large volumes of water daily, and the floor never dries. Termites thrive in this standing moisture, whereas an ordinary house is not cleaned with such quantities of water.

Can I treat my flat alone without having the shop downstairs treated?

It will not work. If the shop remains untreated, its wet footing is the source, and termites will return to your flat from beneath you inside days.

What is the difference between treating the footing and treating the pipes?

Treating the footing kills the parent colony in the soil. Treating the pipes stops workers climbing to the upper floors. Both are essential in a mixed building.

Does the shop's daily cleaning water affect whether termite treatment succeeds?

Yes, significantly. If excess water continues after treatment it may wash the chemical from the footing, so water management must be controlled for a period after work finishes.

When should a new shop start treatment: before opening or after termites appear?

Preventive treatment before opening is best, because the wet footing here may already harbour dormant old colonies that wake in the dampness. Better to avoid damage than wait for it to show.
