Cockroach control in Al Farouq Jeddah

Al Farouq runs between the Ring Road and the old Makkah road, where residential blocks sit next to plots that have not yet been built on. That neighbouring of building and bare ground splits the job in two: the large cockroach that arrives from the land and the outdoor drains, and the small one that moves between flats in a single block through shared pipework.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Farouq

In ground-floor flats that face the plots, we usually see the large cockroach come in under the door after the land is watered or after rain, while the upper flats report the small kitchen kind instead. The method is set out in full on what Cockroach control involves.

The first reason

Bare ground under the window

The unbuilt plots pressed against the blocks are a standing reservoir for the American cockroach. It breeds in their damp and their rubbish, then crawls to the nearest ground-floor kitchen through cracks and drain openings. That is why we start at the outside perimeter, not inside the flat alone.

The second reason

Flats that share the pipework

Within one block the kitchen and waste pipes run from flat to flat, so the German cockroach travels between them inside the wall without ever passing a door. Treating your flat alone leaves the source in the neighbour's flat intact, and it soon comes back to you.

The third reason

Building work drives them out

When a neighbouring plot is levelled or its foundations are dug, the cockroaches that lived in its soil and drains flee to the occupied blocks around it. A sudden appearance after nearby building work is this displacement from outside, not neglect inside your home, and we treat the block's entrances and perimeter to meet it.

Before treatment

The species and the place decide the method

The empty plots between the blocks collect rainwater, wind-blown rubbish and building debris, giving the large outdoor cockroach a breeding ground only metres from the ground-floor kitchens that face it.

A small light brown German cockroach

German cockroach

The small kind that fills kitchen cupboards in the Al Farouq blocks. It favours warmth and damp near the sink, and it spreads from flat to flat through the shared pipework.

A larger dark cockroach on a wooden surface

American cockroach

The large cockroach that climbs up from the vacant plots and the outdoor drains, and enters ground-floor flats at night under doors and through pipe openings.

An oven and gas hob beneath wooden shelving

Appliance heat

Behind the fridge and the oven there is steady warmth where the cockroach hides by day. The motor gives it heat and cover it cannot find in the cold corners of the kitchen.

A kitchen with a fridge; the gap behind it is a classic nest

The gap behind the fridge

The narrow gap behind the fridge is dark, warm and close to food and water, so it is the first nest we check and treat before anything else in the flat.

A tap carrying water droplets

Water before food

A cockroach can go days without food but not without water. A leak under the sink, or damp from the plot outside, is enough to keep it alive, so we dry the source first.

A dimly lit kitchen at night

What you see at night

Seeing them by day inside the flat means the numbers are high and the nests are full. What shows on the wall at night is a small part of what hides in the gaps.

How we work

  1. 1

    Inspect and identify

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

  2. 2

    Treat the harbourage

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

  3. 3

    Close what can be closed

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

  4. 4

    The follow-up visit

We come back once the surviving egg cases have hatched, check the points and re-treat where needed.

What cockroach control includes

  • A technician inspecting with a flashlight

    A recorded inspection

Species, harbourage points and moisture sources, established before anything is applied.

  • A gloved hand applying bait into a joint

    Placed gel bait

In cabinet joints, cracks and behind appliances, where the insect actually travels.

  • A spray nozzle in close detail

    Targeted spray where needed

On runways and junctions, never on preparation surfaces or open floors.

  • A metal floor drain

    Drain and entry treatment

Floor traps, shafts and pipe entries, which is where the larger species comes from.

  • A clean kitchen counter after treatment

    Aftercare instructions

Ventilation, what to cover, and when surfaces can be cleaned without undoing the work.

  • The visit report being written on a clipboard

    A scheduled follow-up

A set date after the first treatment, and re-treatment of anything still active.

Questions about this district

My ground-floor flat faces an empty plot. Do the roaches come from there?

Usually yes. Unbuilt plots breed the large American cockroach, and it enters the nearest ground-floor flat under the door and through drain openings. That is why we treat the block's perimeter and its outer entrances, not your kitchen alone, and seal the ways in that sit against the ground.

My neighbour sprayed their flat and then they moved to mine. Why?

Treating one flat in the block pushes the German cockroach to flee through the shared pipes into the flat next door rather than die. The answer is to treat the adjoining flats and the drain points between them together, so the source cannot walk from one door to the next.

Building started on the plot beside us and roaches appeared. Is that connected?

Yes. Digging the ground and disturbing its soil and drains drives out the cockroaches that lived there, towards the nearest occupied block. A sudden appearance after building starts is displacement from outside, and we meet it by hardening the block's entrances and perimeter, not by treating your kitchen alone.

Is treating my flat enough if the source is the land outside?

We treat your flat, of course, but if the source is an adjoining vacant plot the cockroaches will not stop unless we also harden the block's entrances and perimeter and seal the outer drain openings. We combine treating the inside with cutting off the way in from the land.

There is an empty flat in our block. Could it be the source?

A closed, unoccupied flat stays warm, damp and undisturbed, which makes it a quiet nest where the cockroach breeds and then spreads to its neighbours through the pipes. It is best checked and treated along with yours, otherwise it keeps feeding the whole block.

Large roaches come out of the street drains at night. How do we keep them out?

The American cockroach lives in the outdoor drain network and comes out at night towards the entrances. We treat the drain openings and the nearby gullies, place barriers at the door thresholds, and seal the cracks against the ground, so it stays outside and away from the flats.

How much does cockroach control in Al Farouq cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Farouq.
