Water tank sealing in Al Andalus Jeddah
Al Andalus is an upscale northern district along Andalus Road, filled with spacious villas, modern apartment buildings and hotels. Tanks here are relatively new but engineered for large volumes and high pressure. Sealing focuses on preventing serious leaks that could damage valuable properties and impact strong foundations.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Andalus
Villas and apartments in the district are recently built; most tanks are engineered to high standards using reinforced concrete or fibreglass. The method is set out in full on our Water tank sealing service.
Spacious villas with large tanks
Upmarket villas have large tanks on low roofs or buried beneath ground. High volume and pressure mean small leaks cause major water loss and structural damage.
Modern apartments with multi-stage pump systems
Modern apartment blocks use multiple tanks and pumps for water distribution. Complex piping and numerous joints create multiple potential failure points.
Coastal location and salt moisture
Al Andalus lies close to the Corniche and sea. Salt-laden air affects even modern tanks. High-quality materials are more resistant but need proactive sealing.
The character of Al Andalus
Villa district: private plots, gardens and a boundary wall to every house
Upscale villas and modern apartments mean tanks engineered for high performance but under sustained pressure. Sealing must protect valuable properties and strong foundations from long-term structural damage. Materials and techniques must meet the highest quality standards.
What we read before any material is opened
An upmarket district in northern Jeddah along Andalus Road, with spacious villas and modern apartments, King Fahd General Hospital and commercial frontages on Tahliah. It lies south of Prince Mohammed bin Abdulaziz Street near the Corniche.
Cracking in the wall
Inspection of external coating reveals cracks and deterioration even in newer tanks.
The floor to wall joint
Inspection of pipe joints and entry points shows potential leak points from high pressure and vibration.
The condition of the old lining
Inspection of floor and walls around the tank reveals hidden water seepage.
Sediment and scale
Salt-laden coastal moisture causes gradual corrosion even without direct leakage.
The pipe entries
Fine voids in modern concrete may be invisible initially but grow over time under pressure.
The hatch and the vent
Hairline cracks at tank joints emerge during full-capacity use.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about Al Aziziyah Sub-Municipality
The Al Aziziyah sub municipality takes in the established heart of northern Jeddah, from the Al Hamra corniche on the Red Sea to Al Rehab east of King Abdullah Road. Its buildings date back decades, mostly mid rise apartment blocks over shops and closely packed restaurants along Makarona Road, Tahliah Street and Palestine Street, alongside villas and hotel towers near the shore. Sea humidity is high in the western districts, plumbing and drainage in the older blocks are ageing, and food outlets, hospitals and irrigated gardens are everywhere, conditions that favour cockroaches, ants, mosquitoes and rodents throughout the year.
Questions about this district
Do modern tanks in Al Andalus need immediate sealing or can it wait?
They need regular inspection but may not need immediate sealing. However, if you notice seepage or foundation dampness, early treatment prevents major structural damage.
Why does a small leak in an upscale villa become a serious problem?
Villas are built on strong, substantial foundations. Continuous leakage can weaken them and cause cracks in walls and the lower structure.
Does sea salt affect modern tank materials?
Yes, even modern materials are affected. Good sealing protects against salt but needs regular monitoring.
Are buried tanks better than rooftop tanks?
Both have advantages and drawbacks. Buried tanks avoid heat but need protection from soil moisture and groundwater.
How many pump pipes can develop leaks?
Modern buildings may have inlet, outlet, drain and overflow pipes. Every connection is a potential failure point and all must be checked.
Does tank sealing differ between villas and apartment buildings?
Slightly. Villas may have larger tanks under higher pressure; apartments need sealing that tolerates building vibration and movement.
How much does water tank sealing in Al Andalus cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Andalus.
