Water tank sealing in Al Hamra Jeddah
Al Hamra is an upscale coastal district on the Red Sea shore with hotels, apartments and villas overlooking the water. Tanks here face harsh salt-laden moisture, and salt penetrates everything. Sealing requires robust materials that withstand continuous salt, humidity and sea air.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Hamra
Most tanks in the district sit on tall hotels and apartment blocks, and direct exposure to salt and marine moisture causes rapid corrosion even on new tanks. The method is set out in full on our Water tank sealing service.
High-rise hotels with tanks at peak elevation
Large hotels in Al Hamra have tanks on very high roofs exposed to sea wind and salt. Salt deposits on the outer surface and causes deep corrosion of paint and substrate.
Tanks exposed directly to sea air
Al Hamra faces the sea directly; the air is saturated with salt and moisture. Tanks require strong sealing and specialist protective coatings to resist salt.
Continuous moisture and rapid evaporation cycles
Coastal conditions mean endless evaporation and condensation cycles, salt accumulates on surfaces. Daily thermal expansion from heat and humidity creates repeated cracking.
Landmarks of Al Hamra
Al Hamra sits directly on the Red Sea shore between the King Fahd Fountain and the Corniche, bounded by Palestine Street to the south and Al Andalus to the north, defining the coastal service zone.

What we read before any material is opened
An established upmarket coastal district on the Red Sea shore with restaurants, cafes and shopping malls, running between the Corniche and apartment towers. Palestine Street bounds it to the south, Al Andalus to the north, and its waterfront faces the King Fahd Fountain.
Cracking in the wall
Inspection of external coating reveals salt accumulation, deep corrosion, rust stains and flaking.
The floor to wall joint
Inspection of fine cracks at floor-to-wall joints shows tank movement from wind pressure and thermal stress.
The condition of the old lining
Inspection of inlet and outlet pipes shows white salt deposits and rust accumulation around entry points.
Sediment and scale
Very high coastal humidity causes rapid internal corrosion and paint flaking from within.
The pipe entries
Salt crystalline growth in fine cracks causes expansion that fractures concrete and widens cracks.
The hatch and the vent
White and green salt and algae deposits appear on outer surfaces and adjacent walls.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about Al Aziziyah Sub-Municipality
The Al Aziziyah sub municipality takes in the established heart of northern Jeddah, from the Al Hamra corniche on the Red Sea to Al Rehab east of King Abdullah Road. Its buildings date back decades, mostly mid rise apartment blocks over shops and closely packed restaurants along Makarona Road, Tahliah Street and Palestine Street, alongside villas and hotel towers near the shore. Sea humidity is high in the western districts, plumbing and drainage in the older blocks are ageing, and food outlets, hospitals and irrigated gardens are everywhere, conditions that favour cockroaches, ants, mosquitoes and rodents throughout the year.
Questions about this district
Do coastal tanks need better sealing than inland tanks?
Yes, far better. Sea salt is thousands of times harsher than natural mineral salt. Coastal sealing must use specialist salt-resistant materials at the highest spec.
How often should a tank in Al Hamra be inspected?
We recommend every three months minimum. Salt and moisture cause very rapid deterioration and new problems emerge quickly.
Do strong sea winds affect tank integrity?
Yes, high winds create additional pressure on the tank and cause minor movement that creates new cracks.
Does sealing differ between large hotels and residential buildings?
Yes, hotels have higher demands. Tanks are larger and under higher pressure, and hotels cannot tolerate water outages.
What sealing material best resists sea salt?
Specialist epoxy or polymer coatings designed for salt environments are best. Standard paints will not survive.
Is annual repainting enough to protect a coastal tank?
No, paint alone is insufficient. A strong base sealant must come first; paint is a secondary protective layer only.
How much does water tank sealing in Al Hamra cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Hamra.
