Water tank sealing in Al Murjan Jeddah

Al Murjan is a small coastal district on Jeddah's north corniche with villas and apartment buildings facing the sea directly. Tanks here face double pressure from salt air, high sea humidity and salt spray that can coat tanks during storms. Corrosion begins on the outer surface then penetrates the concrete.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Murjan

Buildings lie very close to the sea and salt infiltrates concrete and metal rapidly. Tanks deteriorate faster here than in inland areas. The method is set out in full on what Water tank sealing involves.

The first reason

Salt air corrodes concrete from outside

Sea humidity and airborne salt deposit on the tank surface and penetrate concrete through fine pores. Within a few years deep cracks and leaks appear.

The second reason

Salt spray from sea storms

Storms and winds carry salty sea spray onto roof tanks. Salt dries concrete and causes cyclic expansion and contraction that breaks down the lining.

The third reason

High humidity accelerates corrosion and biofouling

Coastal humidity exceeds 80-90 percent year-round. Weak lining allows moisture entry, causing algae and fungal growth and biological corrosion.

Landmarks of Al Murjan

Al Murjan lies on the north corniche between King Abdulaziz Road and the sea, with Al Murjan Mall and the main corniche road as anchor landmarks defining the service zones.

A fine crack running through a concrete wall

Cracking in the wall

External surface inspection reveals white salt deposits and cracks caused by salt action.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Joint and crack inspection identifies points where salt and sea moisture enter.

A coating flaking away from a concrete surface

The condition of the old lining

Internal lining inspection detects algae and fungi from high humidity.

Limescale deposits inside a water pipe

Sediment and scale

Coastal humidity above 80 percent accelerates algal and fungal growth on water and lining surfaces.

Water pipes passing through a concrete wall

The pipe entries

Salt penetrates deep into cracks causing cyclic expansion and contraction in lining and concrete.

The hatch and the vent

Salt spray from storms leaves salt layers on the outer surface requiring regular cleaning.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Obhur Sub-Municipality

Obhur sub-municipality runs along Jeddah's northern shoreline from Al Shati up to Obhur Creek. It mixes large villas and gated compounds with busy commercial spines of restaurants, cafes, markets and hotels. Sea humidity is high for most of the year and salt laden breezes keep timber and render damp, while irrigated gardens and lawns surround the corniche and the villa plots. Standing irrigation water, dense planting and food waste from the hospitality strip suit cockroaches, mosquitoes and ants, and the chalets and rest houses scattered along the creek stand empty for long spells, which lets insects and rodents settle undisturbed.

Questions about this district

Does airborne salt affect interior villa tanks or only exposed ones?

Both. Salt penetrates from the outer surface then reaches the water through cracks, altering taste and purity.

Why do Al Murjan tanks corrode faster than those in Al Basatin?

Al Murjan lies on the seafront and salt and sea humidity are far higher. Concrete faces constant chemical assault from salt.

Does tank sealing protect against salt spray?

Yes. Modern lining forms a protective barrier blocking salt and moisture from entering and damaging the concrete.

How often do Al Murjan tanks need resealing?

In coastal areas like Al Murjan, sealing may need renewal every 7-10 years due to sustained salt pressure.

Does algae and fungal growth in a tank signal weak sealing?

Yes. Algae or fungus means moisture is entering from outside and the seal has failed.

What is the difference between salt corrosion and regular moisture damage?

Salt causes faster, deeper corrosion and breaks the lining more severely. Moisture alone is slower, but salt multiplies the damage.

How much does water tank sealing in Al Murjan cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Murjan.
