Water tank sealing in Al Safa Jeddah

Al Safa is a vast old district in northern Jeddah containing villas, apartment blocks and commercial markets. Tanks here are numerous and very old, with visible wear on walls and floors. Salty water and high humidity accelerate deterioration, and new sealing protects the structure inside and out.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Safa

Most tanks in Al Safa are twenty years old or older, and floors and walls show clear signs of salt and chronic moisture damage. The method is set out in full on Water tank sealing in detail.

The first reason

Very old tanks in historic homes

Old homes in Al Safa contain tanks built with the house or shortly after. Original coating is very thin and cracks reach the concrete beneath.

The second reason

Walls and floors corroded by salt and moisture

Tanks exposed to sun and seasonal moisture accumulate salts on inner surfaces. Corrosion is layered and pitting runs deep in many tanks.

The third reason

Large shared tanks in markets and commercial buildings

Markets and commercial buildings in Al Safa hold large shared tanks. High pressure and heavy use cause frequent leaks.

Landmarks of Al Safa

Access to tanks in Al Safa runs via Prince Majid Road where Souq Al Murjan and other markets sit, and via King Fahd Road from the east. Al Safa Park and the hospital mark the geographic boundaries.

A fine crack running through a concrete wall

Cracking in the wall

Wall inspection searches for deep cracks, lengthwise fractures and surface pitting from salt and corrosion.

The floor to wall joint

Floor inspection focuses on weakness, gaps, cavities and holes accumulated over years.

The condition of the old lining

Pipe joint and exit inspection looks for old leaks and corrosion around holes.

Limescale deposits inside a water pipe

Sediment and scale

Inspection of old paint and linings determines their thickness, adhesion and flaking areas.

The pipe entries

Inspection of salts and sediment determines whether thick salt layers coat inner surfaces.

Inspection of concrete structure and structural cracks determines whether damage extends beyond the surface.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Airport Sub-Municipality

The Airport sub-municipality covers some of the oldest established districts of northern Jeddah, gathered around King Abdulaziz International Airport between Madinah Road, King Fahd Road and Prince Majid Road. The stock is villas, single family houses and apartment blocks built decades ago, many served by ageing water and sewer lines. Commercial streets such as Quraish, Sari and Sultan bin Salman are lined with restaurants, furnished flats and popular markets. Dense commercial kitchens, worn pipework and the gaps in older buildings give cockroaches and rodents steady food and shelter, and the high resident population keeps that pressure constant through the year.

Questions about this district

Can an old tank be repaired or must it be replaced?

If cracks run deep and corrosion is extensive, lining may cost less than replacement. Detailed inspection determines whether repair is possible.

Why does Al Safa show faster wear than newer districts?

Al Safa is very old and holds the oldest tanks. Salt and moisture have accumulated for decades and original coating is nearly gone.

Does new lining protect against further corrosion?

Yes. New lining stops current corrosion and shields the concrete below from further damage.

Are repair costs higher for large shared tanks?

Yes. Larger tanks need more material and longer work, but price depends on tank condition in detail.

Can a tank be repaired without complete draining?

No. The tank must be completely empty so we reach every crack and joint and apply new lining correctly throughout.

When is lining necessary rather than simple paint?

When cracks run deep or leaks are constant or walls are heavily corroded. Paint alone cannot cover deep damage.

How much does water tank sealing in Al Safa cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Safa.
