Water tank sealing in Al Yaqut Jeddah

Al Yaqut is a mixed-use district with residential and commercial plots, villas, apartments and active building work. Tanks here range from completely new in villas under construction to older ones in apartment blocks. The busy streets and commercial activity mean tanks need continuous protection monitoring.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Yaqut

The district is active with building and commercial movement; tanks range from very new to a few years old and need regular continuous monitoring. The method is set out in full on how we approach Water tank sealing.

The first reason

Tank age ranges from brand new to several years old

New villas under construction have tanks without sealant. Older apartment blocks have tanks with possibly damaged old sealant. This variety means we need different strategies for each site.

The second reason

Commercial activity and traffic affect work scheduling

Busy streets and the Al Yaqut walkway mean high traffic flow. Tank work must be fast and accurate; quiet periods are very limited.

The third reason

Mixed-use land creates variable tank conditions

Tanks next to shops may face vibrations from traffic and machinery. Tanks in villas may be shaded or exposed depending on design.

The character of Al Yaqut

Mixed district: shops at street level with homes above them

A mixed district of villas and apartments with active commercial movement means diverse tanks and varying conditions. Vibrations from busy streets and the Al Yaqut walkway may accelerate cracking, and sealing here must be strong and durable.

Before treatment

What we read before any material is opened

An inland district between Al Lulu to the west and Al Sawari to the east, with recent villas and apartments and active building work, crossed by Aabir Al Qarat Street and Prince Abdulmajeed Road and home to the Al Yaqut walkway.

A fine crack running through a concrete wall

Cracking in the wall

Water in tanks may contain traces of dust and pollution from commercial activity, requiring thorough cleaning.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Floor and walls need inspection for vibration cracks, not just thermal cracking but ongoing movement.

A coating flaking away from a concrete surface

The condition of the old lining

Pipes and joints may be loosened by vibrations; sealant may have lost adhesion in some areas.

Limescale deposits inside a water pipe

Sediment and scale

Moisture is moderate but rises from traffic, irrigation and commercial activity.

Water pipes passing through a concrete wall

The pipe entries

Tanks may be in various locations: some shaded under villas, some exposed on roofs or yards.

A metal cover over a water tank opening

The hatch and the vent

Regular inspection must focus on joints and pipes first because they are the weakest points against vibration.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Dhahban Sub-Municipality

Dhahban sub municipality is the northern coastal strip of Jeddah, running from the north bank of Sharm Obhur up to the old village of Dhahban and Salman Bay. Its districts are recently built, with owner occupied villas and apartments, beach resorts and chalets on the shore, and land subdivisions still being developed. Nearness to the sea keeps humidity high all year, irrigated lawns in villas, resorts and district parks hold water, Wadi Obhur and the vacant plots between buildings give rodents and reptiles shelter, and the old fishing village of Dhahban gives the far north a rural edge.

Questions about this district

Why do tanks in Al Yaqut need re-inspection faster than other areas?

Continuous traffic and vibrations from busy roads may accelerate tank cracking, and leaks begin earlier.

Do villas and apartment buildings in Al Yaqut need the same sealing type?

No. New villas may need sealing from scratch; apartment buildings may need old sealant removed first.

How often should a tank in an active district like Al Yaqut be inspected?

At least every year. Traffic and vibrations speed crack development.

Do pipes in tanks next to commercial shops suffer vibration damage?

Yes. Vibrations from machinery and trucks may loosen joints and cause pipe leaks.

Does new sealing protect against repeated road vibrations?

Sealing offers some protection but joints and pipes may need extra reinforcement against vibration.

Do tanks overlooking the walkway need more frequent checks?

Yes because they may be more exposed and residents notice any leak or seepage immediately.

How much does water tank sealing in Al Yaqut cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Yaqut.
