Water tank sealing in Al Sawari Jeddah
Al Sawari is a recently built northern district with owner-occupied villas and apartment blocks lying between King Saud Road and Prince Abdulmajeed Road. Tanks here are relatively new but daily temperature swings crack the lining rapidly. Long pipe runs and complex networks increase failure points.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Sawari
Villas and apartment buildings here were built within the last 10-15 years and tanks were installed then, so fine cracks are now appearing from continuous use and daily thermal expansion. The method is set out in full on our Water tank sealing service.
Owner-occupied villas have large rooftop tanks
Most owner villas in Al Sawari have one large tank mounted on the roof. Daily temperature swings of 50 degrees in direct sun to 20 degrees at night crack the lining.
Apartment buildings have central tanks and complex distribution networks
Apartment blocks have large central tanks, either buried or rooftop, with long pipe networks serving each unit. Multiple connections and long runs multiply weak points.
Medium-age tanks now need routine maintenance
Most tanks in the district are 10-15 years old and linings are beginning to show fine cracks. Routine maintenance now is necessary before problems grow.

What we read before any material is opened
A recently built northern district of owner-occupied villas and apartment buildings, lying between King Saud Road and Prince Abdulmajeed Road with Aabir Al Qarat Street crossing it, next to Taybah to the east, Al Firdaws to the south and Al Yaqut and Al Zumurrud to the west.
Cracking in the wall
External surface inspection reveals fine cracks, distortion and colour change from direct sun exposure.
The floor to wall joint
Floor-to-wall joint inspection reveals cracks from thermal expansion and lining stress cycles.
The condition of the old lining
Pipe entry inspection reveals leaks from loosened connections, oxide build-up and rust from continuous water pressure.
Sediment and scale
Moisture and seepage checks on external walls and soil around buried tanks.
The pipe entries
Internal lining inspection reveals cracks, deposits, cloudiness and colour change in the coating.
The hatch and the vent
Water quality testing reveals metallic taste, odd odour, deposits and cloudiness.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about Dhahban Sub-Municipality
Dhahban sub municipality is the northern coastal strip of Jeddah, running from the north bank of Sharm Obhur up to the old village of Dhahban and Salman Bay. Its districts are recently built, with owner occupied villas and apartments, beach resorts and chalets on the shore, and land subdivisions still being developed. Nearness to the sea keeps humidity high all year, irrigated lawns in villas, resorts and district parks hold water, Wadi Obhur and the vacant plots between buildings give rodents and reptiles shelter, and the old fishing village of Dhahban gives the far north a rural edge.
Questions about this district
Why do cracks appear in relatively new tanks in Al Sawari?
Tanks have experienced 10-15 years of daily thermal cycling. Large temperature swings between day and night create stress on the lining.
Is annual inspection enough, or should it be more frequent?
Annual inspection is better to catch fine cracks before they become large problems. Bi-annual checks may miss early stage damage.
What causes leaks from pipe connections in apartment buildings?
Long networks and continuous water pressure combined with daily thermal stress loosen connections. Daily vibration from use makes it worse.
Do villas and apartment blocks need different sealing approaches in Al Sawari?
Yes. Villas have a single simple tank, while apartments have complex networks. Apartments need full-network inspection, not just the tank.
How do we know the internal lining is starting to fail?
Water may show metallic taste or odd smell. Internal inspection reveals cracks, deposits and colour change in the lining.
Is a buried tank better than a rooftop tank in a residential area?
Each has trade-offs. Buried tanks stay cooler but are harder to access, while rooftop tanks are accessible but face more heat and thermal stress.
How much does water tank sealing in Al Sawari cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Sawari.
