Water tank sealing in Harat Abu Zayd Jeddah

Harat Abu Zayd in Thuwal holds old popular building alongside modern concrete blocks, and tanks here suffer chronic leaks from different causes. High coastal salinity, strong winds and mixed construction mean each tank needs its own treatment. The quarter sits directly on the Red Sea and sea spray reaches the roofs.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Harat Abu Zayd

Tanks here are both old and new, with older ones suffering salt corrosion and rust, and newer ones sometimes poorly installed or subject to imbalanced water pressure. The method is set out in full on our Water tank sealing service.

The first reason

Old clay and cement tanks from the popular building era

The old popular building in the quarter contains tanks made from fired clay or primitive cement. These tanks are naturally porous and cracks run deep, often requiring sealing from both inside and outside simultaneously.

The second reason

Sea spray and extremely high salinity

The quarter sits very close to the sea and wind carries strong salt spray. Salts settle on the tank and penetrate tiny cracks, causing accelerated corrosion from outside.

The third reason

Mixed construction and imbalanced water pressure

The quarter holds old houses alongside modern blocks and tanks vary in size and height. Pressure differences between a deep tank and a shallow one cause additional stress on the older tank.

The character of Harat Abu Zayd

Mixed district: shops at street level with homes above them

The quarter holds a mix of old popular and modern construction, and tanks reflect this diversity. Old tanks need deep understanding of their material and new ones may be poorly installed from the start. Sealing here must adapt to each case individually.

Before treatment

What we read before any material is opened

A quarter of the coastal Thuwal town on the Red Sea north of Jeddah, formerly known as Al Duaijiyah, holding old popular building beside modern construction with residential blocks and small villas.

A fine crack running through a concrete wall

Cracking in the wall

Cracks in old tanks run deep and wide, especially at corners and historic joints that have shifted over time.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Leaks occur from openings, pipes, fasteners and fixtures, and in old tanks may come through the base material itself.

A coating flaking away from a concrete surface

The condition of the old lining

Salt accumulation and chemical corrosion appear on the tank exterior as white or orange layers from rust and oxidation.

Limescale deposits inside a water pipe

Sediment and scale

Moisture from sea, wind and condensation makes the air highly humid and sealing must withstand continuous moisture.

Water pipes passing through a concrete wall

The pipe entries

The tank floor and walls experience constant water pressure and periodic movement from tidal shifts in hydraulic behaviour.

A metal cover over a water tank opening

The hatch and the vent

Old sealing layers or paint are cracked and ineffective, especially on tanks over twenty years old.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Thuwal Sub-Municipality

Thuwal sub municipality is a small fishing town on the Red Sea coast at the far northern edge of Jeddah governorate. Its old quarters are closely packed popular and mud built houses on narrow streets, with newer low rise concrete homes from the town's development programme beside them. Sea humidity stays high all year, the fishing harbour and the corniche form its seafront, water arrives by tanker so household tanks are everywhere, and the town sits on Wadi Thuwal, ringed by open ground and by the irrigated green campus of King Abdullah University of Science and Technology.

Questions about this district

Do old clay tanks need different sealing than modern ones?

Yes. Porous clay needs special preparation and stronger sealing layers. Modern tanks may need only crack repair and joint sealing.

Why does sea spray cause faster corrosion than ordinary salt?

Sea spray contains multiple minerals and salts, not just sodium chloride. It penetrates fine cracks and causes deep chemical corrosion.

Is a very old tank worth repairing or should it be replaced?

If the tank still holds water without major leaks, sealing may give it additional years. If corrosion runs deep, replacement is better.

How do we handle the mix of old and new tanks in the same quarter?

Each tank is assessed separately. Old tanks need deeper preparation and new ones may need only joint and crack repair.

Does moisture from wind and sea affect the sealing after completion?

Yes. High humidity and salinity require more frequent periodic checks. Inspect quarterly in coastal areas.

Can the tank be sealed from outside only without opening it?

Outside alone is insufficient. The inside must be cleaned and inspected for rust or deep corrosion before sealing begins.

How much does water tank sealing in Harat Abu Zayd cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Harat Abu Zayd.
