Water tank sealing in Umm Hablain Jeddah

Umm Hablain is a new-development district on Jeddah's north-eastern fringe, split into eastern and western halves with Wadi Umm Hablain and its dam running through it. The quarter consists of recent subdivisions with new apartment buildings and warehouses with heavy lorry traffic. Tanks here are relatively new but vibration from lorry movement and desert dust accelerate lining failure.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Umm Hablain

Buildings are new but tanks face high stress from elevated water consumption and constant vibration from heavy lorry movement and desert dust ingress. The method is set out in full on what Water tank sealing involves.

The first reason

Worker housing and new apartment blocks

Apartment blocks leased to construction workers and migrant labourers have rooftop tanks under severe pressure. Water consumption is very high and tanks run at maximum capacity throughout the day.

The second reason

Warehouses and industrial activity

Large warehouses and heavy workshops around them cause vibrations from lorries and machinery. These vibrations transmit to tanks and accelerate concrete lining cracks.

The third reason

Desert environment, dust and heat

The district lies on the desert fringe and fine dust penetrates tank cracks. Intense solar heat and severe nightly cooling cause rapid daily expansion and contraction.

Cracking in the wall

Lining inspection reveals fine cracks and crazing from vibration and sustained high pressure on the tank.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Base and wall inspection checks for collapse or warping from repeated vibrations of heavy lorries.

The condition of the old lining

Pipe entry and joint inspection checks for dust and rust accumulation from the harsh desert environment.

Limescale deposits inside a water pipe

Sediment and scale

Gap and crack inspection detects pathways through which fine dust and sand penetrate the lining.

Inspection of tank mounting to the roof structure checks thermal insulation, as rapid heat gain causes fast expansion.

Water quality inspection assesses mineral deposits and suspended dust that accelerate lining wear.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Umm Hablain

New development: ongoing construction and vacant plots between the homes

A new-development zone means tanks are modern but under severe stress. Warehouses and heavy activity cause continuous vibration that accelerates deterioration. Treatment focuses on strengthening the lining to withstand pressure, vibration and harsh desert conditions.

Questions about this district

Why do tanks in Umm Hablain need resealing faster than other quarters?

Vibration from lorries and machinery accelerates lining cracking. Dust, heat and low humidity damage concrete rapidly.

Can a new tank leak within a year of construction?

It can if the original concrete quality was poor or if the tank operates under high stress from heavy consumption.

What is the effect of lorry vibration on a water tank?

Vibration causes crazing in the lining and fine cracks that widen over time. Seepage starts small then grows quickly.

Do warehouses need different tank sealing than residential buildings?

The requirement may differ based on water consumption and pressure, but the principle is the same: repair and rebuild the lining.

Does high-pressure washing remove fine cracks?

No, high-pressure washing may enlarge existing cracks. Cracks need permanent repair through resealing.

How often should tanks be inspected in an active industrial zone?

Inspection every six months is advisable because pressure, vibration and dust accelerate deterioration.

How much does water tank sealing in Umm Hablain cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Umm Hablain.
