Water tank sterilization in Umm Hablain Jeddah
Umm Hablain is a new-development district on Jeddah's north-eastern fringe, with modern apartment buildings housing workers and staff, and numerous water tanks serving these new structures. Water here flows through Wadi Umm Hablain and its dam, and tanks accumulate sediment rapidly from new pipes, iron rust and sand.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Umm Hablain
The buildings here are very new and tanks installed recently, but water from the wadi and dam carries heavy mineral sediment. The method is set out in full on how we approach Water tank sterilization.
New tanks and metallic pipework
Tanks and pipes are newly installed, and iron oxide begin accumulating immediately on water contact. Brown and black sediment appears on the floor within weeks of commissioning.
Wadi and dam water carries natural debris
Wadi Umm Hablain and the dam supply water laden with sand, silt and mineral oxides. New tanks have not yet been treated with strong protective coatings.
High population density and continuous water demand
New apartment buildings house workers and staff in high numbers, and daily consumption is very heavy. Tanks drain and fill rapidly, accelerating sediment and bacterial buildup.
Umm Hablain on the map
Umm Hablain sits about 4.5 km from Al Kawthar and about 6.5 km from Al Rayyan.
Open in Google MapsWhat we read inside the tank before anything starts
A newly developed district on the north-eastern edge of Jeddah beyond Al Rayyan and Al Kawthar, divided into eastern and western halves. It contains densely packed modern apartment buildings, warehouses and heavy lorry traffic.
Sediment on the floor
Brown mineral sediment accumulates on the floor from iron oxide and natural minerals in wadi and dam water.
The slime film on the wall
Early-stage algae grows rapidly in new tanks because light, sand and minerals provide natural nutrients.
Light and heat
New metallic pipes rust quickly and release fine iron particles that settle on the floor and in corners.
The lining and any cracking
Moisture and running water are present continuously, with tanks filling and emptying daily at high volume.
The lid and the openings
Bacterial colonies grow on sediment and algae on the floor and in corners, especially in tanks never cleaned since installation.
What shows up at the tap
Bacteria and fungi are present in raw wadi water and appear quickly after storage.
How we work
-
1
Inspect and record the condition
We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.
-
2
Drain and lift the sediment out
The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.
-
3
High pressure wash
Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.
-
4
Sterilize, rinse, then return to service
The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.
What water tank sterilization includes
-
A recorded inspection
Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.
-
Draining and sediment removal
The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.
-
High pressure washing
Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.
-
Sterilizing the internal surfaces
A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.
-
Line flush and aftercare
Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.
-
The next cycle
We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.
The character of Umm Hablain
New development: ongoing construction and vacant plots between the homes
Umm Hablain is a new-development district with modern apartment buildings and newly installed tanks. New buildings mean tanks have never been cleaned and pipes have not undergone deep corrosion yet, but water from the wadi and dam carries heavy natural sediment that accumulates fast.
Questions about this district
Why does sediment accumulate so fast in Umm Hablain tanks?
Water from the wadi and dam naturally carries sand and mineral oxides. New pipes and tanks have not been cleaned since installation, and sediment begins on day one.
Is one sterilization enough for new buildings?
It may not be if incoming water quality is poor. We recommend sterilization every six months because sediment returns quickly.
What is the difference between cleaning a new tank and an old one?
A new tank holds mineral sediment and iron oxide only. An old tank may contain algae, bacteria, salt crust and complex layers of buildup.
Does sterilization affect the taste of the water?
After correct sterilization and full system flushing, water taste returns to normal. Flushing from the furthest tap is critical.
What causes the brown and black stains at the bottom of a new tank?
Brown stains are from iron oxide and natural minerals in the water. Black may be from early algae or fine silt particles.
Is filling the tank directly from the wadi safe?
Not without filtration. Sand and debris enter the tank directly. Regular sterilization is essential to ensure water safety.
How much does water tank sterilization in Umm Hablain cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Umm Hablain.
