Water tank sterilization in Al Andalus Makkah

Al Andalus is a residential and commercial district filled with apartment blocks and furnished flats rented to pilgrims, and tanks here suffer from very high usage during Hajj and Umrah season. Water is cut and restored due to variable pressure on the network, sediment accumulates fast and pipes need constant flushing.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Andalus

Tanks see very high density usage during Hajj season when each flat hosts families and pilgrims, water becomes cloudy fast and consumption reaches many times normal levels. The method is set out in full on what Water tank sterilization involves.

The first reason

High seasonal consumption causes partial stagnation and rapid sediment fall

Hajj and Umrah season brings enormous consumption volume. Large tanks empty and fill several times daily. Partial stagnation and variable pressure cause very rapid sediment settlement.

The second reason

Furnished flats and dense buildings need urgent cleaning before season

Furnished flats receive new pilgrims almost weekly. Tanks must be clean and safe before season starts. Building managers want fast and effective cleaning before pilgrims arrive.

The third reason

Old furnished flats and mixed internal piping

Furnished flats are conversions of old residential units. Piping is mixed, old and iron rust contaminates water. Each flat has its own small private tank that is hard to access and clean.

The character of Al Andalus

Apartment district: residential blocks, repeated floors and shared entrances

Al Andalus is filled with furnished flats and dense apartment blocks hosting seasonal pilgrims. Cleaning requires precise coordination with building and flat managers, and multiple crews may be needed to clean multiple tanks at once before season starts.

Before treatment

What we read inside the tank before anything starts

A residential and commercial district within the Al Utaybiyah sub-municipality north of the Grand Mosque between the Third Ring Road, Al Jazair Street and Hajun Street. Apartment buildings and furnished flats let to pilgrims in season dominate, with the Al Utaybiyah popular market and the Al Mualla cemetery a short walk away.

Fine wet sand seen close up

Sediment on the floor

Mineral deposits build up from desalinated water and high consumption, and pressure-driven settlement is very rapid.

A concrete wall carrying a damp green layer

The slime film on the wall

Algae and bad odours grow in heavily used tanks then left stagnant.

A plastic water tank standing on a rooftop

Light and heat

Internal piping in old flats has high rust and iron particles contaminate water.

A concrete surface carrying fine cracks

The lining and any cracking

Small tanks in furnished flats are hard to access and need small crews or special tools.

A metal cover over a water tank opening

The lid and the openings

Tank floor and corners in heavily used tanks have thick layers of sediment and bacteria.

What shows up at the tap

Furnished flats need routine cleaning between one season and the next to keep pilgrim water safe.

How we work

  1. 1

    Inspect and record the condition

We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.

  2. 2

Drain and lift the sediment out

The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.

  3. 3

    High pressure wash

Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.

  4. 4

Sterilize, rinse, then return to service

The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.

What water tank sterilization includes

  • A technician inspecting with a flashlight

    A recorded inspection

Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.

  • A metal floor drain

    Draining and sediment removal

The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.

  • A spray nozzle in close detail

    High pressure washing

Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.

  • A spray nozzle in close detail

    Sterilizing the internal surfaces

A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.

  • A clean kitchen counter after treatment

    Line flush and aftercare

Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.

  • The visit report being written on a clipboard

    The next cycle

We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.

What is different about Al Utaybiyah Sub-Municipality

Al Utaybiyah sub municipality covers the old districts north of the Grand Mosque: the hillside quarters of Al Hajun, Al Utaybiyah and Al Bayban, Al Zahir and Al Shuhada at the northern entrance, and the newer Al Zahra, Al Diyafah and An Nuzhah westward. Its building stock is among the oldest in Makkah, stone houses on the hills, packed apartment blocks and sewers decades old, threaded with crowded markets like the Utaybiyah souq and furnished flats that fill in the pilgrim seasons. Wadi Al Zahir and Wadi Al Tanim carry storm water through it, and industrial workshops line Hajj Street.

Questions about this district

Why is water cloudy and odorous just before Hajj season?

Tanks have not been cleaned since the last season or were used harshly. Sediment and bacteria accumulate fast when usage is very high then stops.

Is one annual sterilization enough or is more needed?

Once a year is not enough. It is best to clean before Hajj season and before Umrah season at minimum.

What is the cost of cleaning a small furnished flat's tank?

We cannot quote without inspection. Small flats are usually cheaper than large buildings.

How many days are needed to clean all tanks in a whole building before season?

It depends on tank count. A large building may need two or three days depending on flat numbers.

Is water safe for pilgrims after sterilization immediately?

Yes if cleaning and full flushing are done. But it is best to run water for a few minutes before drinking.

How do we handle narrow furnished flats and mixed piping?

We inspect each flat carefully, identify its tanks and clean them separately. Small tools may be needed to reach tight corners.

How much does water tank sterilization in Al Andalus cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Andalus.
